Default 34th+Chestnut- 295 apartments coming

295 apartments coming to University City. The average rent will be around $1500 per month. Large retail at ground level. Is the market there in University City for 300 units to rent at that price range?

The open courtyard will open up right across from Hill Field( That is if there still is a Hill Field as Penn is starting to build classrooms on it) .That will be a beautiful area. Just as this project is finishing up in summer 2007, Penn will gain access to the Postal Lands, South Street bridge will be getting replaced and hopefully Mandeville Place will be going up.

this is currently a parking lot across from the law school, next to the sheraton. behind it is the route 10 tunnel entrance.

penn has done a good job at privatizing dorm construction. my only concern is this will be class-segregated student housing. those who can afford it will be housed in these brand-spanking new, spacious units; while those who can't will be stuck in a cramped, aging dorm.

but this is just one step in penn's ultimate goal to shift the student population west of 40th st back on campus in order to increase homeownership in the neighborhood.

With this development and the development at 40th, Chestnut is going to become a really interesting street. I'm really excited to see parking lots be developed (doesnt happen often here). I think you will get a lot of students renting but I also think there will be a market for people that work in CC being that it is so close to the EL station at 34th and Market. Its a very convenient trip into the city from that location.

Now if only the parking lots along market street would be developed such as at 38th and Market. Talk about a waste of land.

There is definitely a market for these units. As mentioned, if these units are big enough I'm sure a lot of students (with the money) will opt to split the cost of a loft.

The lot is ginormous...so this will definitely change the character of this spot for the better. Its so creepy walking by that huge lot alone at night.

Yeah, I'd like to see that too. the only problem is that both of those catticorner lots and the other one at 36th and market are owned by the Science Center, with the intention of building R&D labs and office space. Unfortunately, there is currently very little demand for such uses in the city.

it's a real shame cuz that lot at 36th and market would be great for condos. you got the subway at 34th and the 10 trolley right out front. it would also help to create a mixed use environment on "the avenue of technology" and create some night life in that dead zone.
