Its listed as commercial, but I'm guessing thats based on the fact that there are some apartments within this behemoth of a home. Granted, 4.9 million is absolutely ridiculous, especially considering the fact that this particular home is only two blocks away from Mantua, and also based on the fact that no house in this neighborhood has ever sold for more than $700,000. If someone is willing to pay that much, its not my problem.
Yeah, I've seen that place for a while and wish I had enough money to offer like 1/5 of what they want. It appears like it will be a LOT of work to fix up. However, it's a really nice place.

Do you know anything abut the history of this place? Is it one of the Beer Baron Mansions that Powelton was once famous for?

Interesting listing of buildings in Powellton on Swarthmore site.

And six years ago, UC Histroical Society gave the owner an award for his restoration of the stone . . . as well as for building garages using the same materials.

And, it is known as the McManus Residence:

How far out does the Penn home-ownership program go, these days?

Someone was in my office the other day and said that, as of October 2004, it had been extended to 52nd Street. Wow, pretty soon, Penn program will be in Overbrook Farms.
The "Guaranteed Mortgage Progam" has included pretty much all of West Philadelphia in the 8 or so years I've lived here. No down payment needed and up to 120% with 5% for closing costs and 15% for home improvements

It has been enlarged significantly. Beyond going to 52nd, its interesting to note how far north of Market the borders currently go to.

Drat. I can't link directly to the map itself. Go to the link above and then click on the EMPII Map link on the left to see the map.

The northern border is Haverford ave., not City Ave.
The "Enhanced Mortgage II" program is the program that has expanded to include Powelton Village and up to 52nd St with non repayable incentives reduced from $15,000 to $7,500.

It's interesting that the smaller Enhanced Mortgage boundaries include an area between Woodland and the Schuylkill not included in the huge Guaranteed Mortgage boundaries.

My guess is they don't feel those areas need to be improved on Penn's money. (That's essentially the only difference between the two plans!)

there's really not many people that live in that extra area. it's mostly industrial, institutional, and bombed-out residential.
