I am not entirely sure Wally and I are talking about the same developments.

To synopsize the article linked to above - I was talking about 4236-4242 Osage where construction of 6 - 3 bedroom condo units is already wel lunder way. The architectural style is modern but efforts were made to match the setback to integrate the new construction with the surrounding Victorian architecture. The new units will include some off-street parking behind the condos. The site had been part of a multi-building apartment complex called Webster Manor, the larger building of which still is next to the condo site. Penn had not too long ago bought both the still standing 40-unit aprtment building next to the future condos and the lot that the condos are going on, which used to be a smaller 24-unt aprtment building that was destroyed in a fire. The main developer for the condos is named Tom Lussenhop. He used to work for Penn as the Manager for Real Estate, where he oversaw the rehab of the neighboring still standing 40-unit building for Penn.

Wally maybe talking about a different development, possibly at the nearby former site of the College of Physicians and Surgeons which the article only mentions in passing.

No - they are 6 units of 3 bedrooms per unit or at least thats what the article says.

As I said above, the article is wrong. There are 3 different blue-prints. One is 3-bedroom and one is 2 bedroom and he said there is one plan he didn't send me.

Maybe as interesting as that particular condo development is the logic behind Penn's support of the project as explained in the article -

Do folks agree with this reasoning?

A twin is an awful lot of house for most folks, these days. In SF, where I moved from and the housing market is particularly tight, there is a trend of converting some large Victorians into TIC's (Tenancy In Common) - which is a shared ownership arrangement sort of half-way between a small co-op and and a condo. Would something like this be a logical development in Univeristy City?

There are three plans from what I remember, the larger (1869 sq ft) was about $429 I believe while the smaller (1460 sq ft) was about $350. Take this with a grain of salt though. Jeez. I have a pool/hottub/large gym/elevators/tennis/doorman/all water/electric/gas for $320 /mo.

High condo fees drive me nuts...esp on small prokects like this UCity one or the one on Ridge.
