Default yet another block question....Powelton & Saunders Ave.?

Thoughts on this intersection? Not too familiar with PV but I am liking a lot of the properties I am seeing for September 1st in the neighborhood.

Also - I've seen threads regarding the horrors of Powelton Properties (I assume they own those crap houses at the end of Lancaster next to the 7-11) but I saw another mention New Age Realty as one to avoid. Can you explain?

Powelton & Saunders is fairly nice. Right next to the park, which is looking pretty good these days. Also pretty much across the street from Presby Hospital. I would say that particular block is one of the most appealing in West Powelton. Dave might have something else to add. Keep in mind, that anything west of Lancaster is West Powelton while the neighborhood east of Lancaster is Powelton Village.

Powelton Properties, New Age Realty, and Paul Chourr are all pretty bad landlords who cater to students. Thats not to say that every property they own is bad, but if you rent from them I would definitely expect subpar service and poor maintenance. Its a shame, given how beautiful their homes could be if they were properly maintained.

Not much to add.

I would love to live right on Saunders Park, or anywhere East of there, short of the student hotspot ca. 34th & Powelton. I generally consider the section of West Powelton to the East of 40th to already be pretty well gentrified (and 40th St has so many properties for sale lately that I imagine it'll come around before too long). And, except for 40th St itself, I think the area West of that is already pretty decent, even if it isn't affluent or trendy or anything. I like my quiet residential neighborhood with a 10 min walk to Penn campus.

Can't really help you re: landlords. I'd heed gap27's advice on that subject.
