Supposed to be a very nice building. I've never been inside but supposedly lots of Deco details. I think you get acces to a pool and some other amenities. I'd live there if I could afford it and did not want a yard. From the units that I have seen go up for sale in the past few years, all of them were very nice and seemingly spacious. Many in tact details and woodwork.

I think the biggest downside are the condo fees. From what I have seen, the condo fees with this building are the highest anywhere in the city.

Sean the deli is in the Garden Court Plaza building which is rentals. Garden Court Plaze is between 47th and 48th on Pine. Garden Court Condos is between 46th and 47th on Pine.

I live in the condo building and have now for almost 5 years. The units are very grand with lots of detailing. My unit is just under 2000 sqft and its only a midsized unit in the building. There are 2500sqft units. I really enjoy living in Garden court.

Gap... they are not the highest in the city with regards to square footage. Since the units are so big they tend to be higher. The fees include heating and water which takes away a huge chunk of my utility bills.

Hi Paul,
They do look like beautiful units. Does the condo fee include R.E. taxes, and if not, about how much to they run. Is the building (pool, grounds, etc) well maintained for the money. Is it within walking distance of "stuff" to do, e.g., bookstores, coffee shops, deli, etc?

Taxes are not included in the fees. My taxes run around $1200 for the year which I think its pretty reasonable.

The building common areas are well maintained. We have our usual quirks for it being such an old building but we have a great building manager and a very dedicated board who are pretty on top of things.

I love the neighborhood. We are close to some great restaurants (Rx, Vientenne, Dhalak) and there are a few coffee shops not far. There is a deli on the next block and others up on Baltimore ave. We're not far to Penn's campus and the 40th street corridor where there are many options (movie theater, bowling alley and so on). Public transit in the area is great as well so you can get into center city relatively quickly.

I've been in a couple of the condos there. They were very nice but the condo fee was too high to be worth it. Plus the elevators on some of the buildings were out when I was there. Not sure if they've all been fixed but apparently there wasn't enough money in their holdings to they increased the fees to pay for it. Condos with red bank statements aren't good! (Again, this is all at least 1 year old info, it could be much better now!)

Thats more like 4 year old news...

All the elevators have been replaced in the the building. There are 8 brand new elevators. We have brand new boilers as of last year. The pool was refurbished 2 years ago. There is an on going window repair program in process and other projects are in the works.

The building is operating with a good financial standing. We were able to fund the reserve fund fully last year. So no we are not operating in the red.
