Default Not to hijack the thread, but...

While we're on the topic of housing prices, what's your opinion of the area around Black Oak Park? I'm looking to buy soon, but due to my paltry income can't get approved for much more than $80-90k. I found something interesting around 52nd and Black Oak Park, about half a block between 52nd and 53rd Sts. Comps in the area are between $40k-110k, it seems. The block seems well-maintained with smallish 2-story homes.

Is this a relatively safe area? I know 52nd st isn't so great, but don't know much about the park. Do people feel the RE values just across 52nd St may go up? Or is it going to remain pretty stagnant? I'm not up to speed on all of the neighborhood "revitalization" projects going on, so I'd appreciate any info. Thanks!

I saw a place listed at 51st and Spruce for 130. The facade looked great, the interior looked like it needed some work though.

Not sure if this has been posted but I would check http://philadelphia.craigslist.org/ I've always been able to find anything I need on there.
