Powelton's new website has been up for little while now. Theres a lot of great information on it. Just thought I'd share:

It seems that few Phillybloggers posting in the UC forum have anything to say on Powelton Village.

Not sure what there is to say. I lived there for almost 5 years and loved it a lot. Relatively lower crime (or so it seemed), Lancaster ave had a nice mix of food from cheap to expensive with stuff in the middle.

Parking is a bit easier there than Univ/west Philly.

Like the yearly Hamilton Porch sale. The houses are also great but huge and not that affordable. Also, since there are fewer, they come on the market a lot less.

Not sure what else you'd like said about it.

I'm really curious why Powelton Village hasn't grown into the Mantua/Bottoms area. It's strange that such a high-end neighborhood is sitting cheek by jowl by one of the worst ghettos in Philly. At least by reputation. And when you think about the location, it makes you wonder.

What's the housing stock like up there?

Thats odd...when I first posted here, there were a bunch of responses. I guess they got deleted? Something screwy is going on. Malloy, and chrissayer had posts to vouch...

Anywho, yes Powelton Village abuts the "ghetto". West Powelton to the west (obviously), and Mantua to the North aren't exactly the most beautiful areas to speak of, but many students are starting to venture into those parts. Location alone should soon make Mantua turn around. Cheap real estate a 5 minute walk to the art museum can't stay cheap forever.

Crime isn't any worse than other parts of University City or Center City. There are more students though, which means there are plenty of break ins and that type of thing.

Thats the problem, there is little to say about the area. There are no real attractions, stores, resturants etc. I still laugh at the article arch. posted a while back about the revitalization of Lancaster Ave.

I was just amazed at how most of the discussion about UC focuses on the area SOMA (South of Market Area). There were the threads about Lancaster Avenue and Hamilton Porch sale.

Well it doesn't take a brain surgeon to figure out that Powelton Village is tiny compared to the rest of University City http://www.universitycitydistrict.org/pdfs/area_map.PDF, so more of the discussion will naturally lend itself to the areas South of Market. Plus, I'm sure part of it has to do with the fact that Powelton abutts Drexel, not Penn. Drexel isn't exactly making news with its town-gown relationship.

Spring Garden is definitely the border street...but housing prices are still going up there. The South side of the street commands much higher prices...because the south side is still technically a part of Powelton Village, and because people on the south side can send their children to the Powell school. I've seen three or four rehabs on the north side this summer though...always nice to see.

Wow, when's the last time you were up there?

Lancaster ave between 35th and 38th sports what I consider the best Mexican, Thai and Pizza in Philadelphia.

I see the Thai and Mexican (well, not the best)....but best Pizza?? In any event, you need a lot more than 3 places to make it a destination. Plus, Taco Lous cart is the best...forget the sit down Restaurante crap. j/k

Overall, the area is weak. Adding skate/bike/outdoor shops is cool, but again these places will not draw many outsiders to that side of Market. In my OPINION, that area will never be much more than it is now. There are not enough residents to support a diverse selection of retail shops. The area is mostly Drexel undergrad kids now, and it seems like it will stay like that for a LONG time.
