I was going to post a topic about this hospital someday as well, since it is going to be looming over my new neighborhood when I move into Jefferson Square, hopefully at the end of this year...
It's been bought and sold several times during this latest real estate boom, but from what I was told by the developer of Jefferson Square, the city practically gave the place away to a developer-speculator rather than let JSCDC or another like-minded organization purchase it at a deep discount of $300,000 or so. Instead, Philly sold it for 1M to a developer and waived the 600,000 in back property taxes, for a slim comparative gain of $100,000 in immediate cash to them, but leaving the hulking property to continue to be batted around without having anything constructive use made of it.
It was then subsequently sold for $7M to an NY-based developer who then decided not to develop it and I think it was sold again after that.
It seems like it would cost a bunch of money to rehab it -- I hope a neighborhood-enhancing use is found for it in the next couple years or so, before the real estate cycle dips again...
