The Pennsport job is only about a block further from CC, but I guess I get the point, although the stuff in Hawthorne is actually closer to CC, it is mixed income, although, so is all of GH.

I haven't seen them near completion, I'll have to come take a look. I'm usually anti garage door, but considering Kimbal was always no parking (from what I understand) it makes sense to add the garages, and from my recolection of the zoning meeting these are pretty shallow lots, so there was no way to put an alley in.

That's why all us G-Ho's walk around in suits of armor, didn't you know? (The people in places like Fitler & Rittenhouse are richer though, so that's why they can afford their less obtrusive-looking bullet-proof attire.)

Well the floor plans suck IMHO, but when you put a garage in that what usually happens. It's basically a 2 Bedroom with a guest suite.

Yup, the garages make it tough to lay out a house well.

The lack of half bath on the main living level is a big oversight if you ask me. I have this problem in my house, and it didn't bother me when we bought, but when you have elderly or less mobile relatives visit it's nice to not have to send them up stairs. I guess maybe it's not as big a deal based upon the fact that the whole house is basically up one fight of stairs.

They are actually the same layout as our house (though ours is a much smaller & humbler house). We really like the floor plan. With our main living area on the middle floor, we usually only have one flight to walk up/down when we need to do something (like answer the door, or go to a bedroom).

And, having the third bedroom on the ground floor makes it a great guest suite and/or home office situation, which is what we wanted.

Plus, with our livingroom in the front of the house above the garage, we still have our "eyes on the street" (which is a criticism, regarding safety, that we've heard about some garage houses with their main living spaces in the rear).

Anyway, sure, we'd have more living space without our garage, but I guess when you'd rather have a house with a private garage there are some compromises to make. But to us those compromises are totally worth it.

Yeah, that's one thing my husband & I noticed too that we can say our house has over on these. We have a powder room on our middle floor as well as the full 2 up & 1 down. So I guess that makes our little hacienda "better" with its grand total of 3.5 vs. "only" 3 bathrooms. (I know, very decadent! .)

(But anyway, at least if you have to go up/down to use the loo you don't have to worry about being "overheard" in the diningroom. )

Yeah but again, just another thought on this...

These houses have garages & are apparently selling like hotcakes at >$600K.

On the other hand, the ones directly across the street (#s 1925-1937 Kimball, which I also looked at the other night) don't seem to be selling nearly as well & they start at $350K. [And these are VERY nice too + appear to be even better in some other ways - including finished basements, bigger roof decks & bigger bedrooms.]

I just think, particularly on this street (where there is no street parking), that a garage is often what will sell a house.

ETA: That is, these http://www.conwayteam.com/Propertyht...25kimball.html (And I see the website says they start higher, but the sheet I picked up at the open house the other night does say they start at $350K, so I guess they've reduced them.)
