I bought my grad hosp home about 3-1/2 years ago and had the old roof completley torn off and replaced with a torch down roof.
I have not had the roof coated yet and i dont know what products to use. since the installation i have had some drips around the sky light area. though this weekend wow i have water come in around where the down spout meets the roof. so Id like to know what products are recommeded for the repair and should i also recoat the entire roof when im done those? and with what coating? I caught one thread on here that suggested i should have coated the roof 3 months after it was installed. |

If your a DIYer'... you can use the silver roof coating.
Lowes sells a can for $50 bucks Home Depot sells a can of the silver stuff for $60... You can buy %10 off Home Depot or Lowes coupons on Ebay for $2 bucks which also works at Lowes since both stores will honor any coupon in the South Philly stores. You'll need a couple of cans and you can use a paint roller or brush to coat it yourself. It's like painting a roof on a hot summer day. * Modified Bitumen - AKA: Torch Down Roof A single-ply rolled roof similar to ice-and-water shield, but impregnated with a mineral-based wear surface. Torch-down systems involve heating the adhesive as the material is unrolled. Newer peel-and-stick systems are safer and easier. Pros: Peel-and-stick material can be installed by homeowners. Its light-colored mineral surface reflects heat and cuts energy bills. Its price is in the middle of the pack. Cons: Torch-down application is a fire hazard, and not recommended for occupied buildings. It's not as scuff- or tear-resistant as rubber-membrane roofs. Agreed, call the "roofer" back... Probably disconnected number now... As far as modified bitumen and SBS "peel & stick" it's always about the flashing. For instance, if installing a "torch" down system over an existing roof, make sure any/all blisters are dealt with/removed! Torch down the modified and terminate at the ends with nails. Cover ends with flashing keeping in ind to "stagger" the seams. I mean, Firestone, GAF, Siplast roofing systems are warranted by themselves. Meaning, that a factory rep comes out and inspects the job prior to warrantee certification. But then again not all residential roofers are factory warranted let alone insured. Remember, "peel & stick" aka SBS does not tolerate any moisture.
So, easy stuff really make sure to nail off and secure trim capping and there you go... Good luck... |
