Default 15th and Federal?

Good area? Bad area? Close to shops, etc?

Not great. Better than it was five years ago. Close to Broad St and the subway station.

As far as shops go, there's the Asian supermarkets on Washington, but not much else on the West side of Broad at the moment.

Big Mel will be along to convince you that it's the black hole of Calcutta in a moment.

I second Simon. From a convenience standpoint though, it's close to so much. And if you drive, you'll never have trouble parking.

That particular block has a lot of kids and general loitering. It's not dangerous, I walk through it almost every day, but if you're someone like me who would freak out when people sit on your steps the 1500 block of Federal is not for you.

I live in the 1700 block and it's much quieter.

I think the beer stores on 15th and Federal is really keeping that corner down.

I personally lock my car doors rolling thru that corner at night.

It's close to the subway stop though.

Agreed... not GREAT, not HORRIBLE... you can find better if you go a little more South on 15th. Also agree on the Mel comment... he'll be telling ya where to get your bulletproof vest any minute... heh heh

It's on the good side/fringe of an endengered ghetto known as "Point Breeze". Within 10 years it will be a great place to live.

Unlikely; when I was looking three years ago, there was nothing on the market on 15th or 16th streets for less than $150K

It's still really pricey-the difficulty with this area is that it is in demand because it's so close to the broad street line, but at the same time, there's a LOT of section 8 housing from ellsworth to wharton between broad and 16th street. As with all RE issues, give it time....
