Default Area Info Please On 500 Block Titan 19147

There is a beautiful home for sale for $159,900 on 505
Titan St. 19147 says its just South off Washington Ave. Any and all area info would be "Greatly Appreciated"

this is a side street between wharton and federal at 5th street. if you google street view the address you can look around the area. looks like its right next to public housing...

for that kind of money you can get into a better N'hood. Yes, your very close to the projects. Don't get fooled by the names realtors call this area. It's all south Philly.

Hope you don't mind, but I checked out the house on-line. It is a very nice home, but you have to ask yourself why a home as nice as that is $160K. While I wouldn't exactly call those houses next to 505 Titan "projects," they are low income (I'm under the impression that the residents are the home owners and not renters). And 5th Street, south of Washington just sucks overall. You might not be safe going home late at night, and not necessarily because of your immediate neighbors but because of an element just a tad north of Washington for a block or two as well as the entire length of 5th south of Reed.

Long story short, if you can place a down payment on a $160K home, you might want to invest elsewhere, especially if you are a single woman.

The houses around there are NOT public housing. The majority of those homes are part of the market rate Jefferson Square development. People camped out back in 2004 or so for a chance to buy one of them. They mostly sold in the 225k range. I think there may have been a few that went to former residents of the area (something to do with getting people to leave their old homes so the required parcels could be obtained for the development) but I think this is the exception, not the rule.

I also disagree that 5th St south of Washington is bad news. True, 5th St south of, say Reed, gets a little sketchy, but not so much in the Federal/Wharton area.

That's precisely what I told her, except I didn't know the owners paid $225K per home. That seems like a lot of money for those homes, and I wonder how the mortgages were funded.

And would you really send a single woman to live on 5th Street, south of Washington? How about your mother, sister or daughter?

I will give full disclosure and say that the current owner of 505 Titan is my sister. She is looking to sell her house for personal reasons and it has nothing to do with the condition of the house or neighborhood.

As stated by Puffin Jr the newer homes (Jefferson Square) around her house are NOT public housing or projects of any kind. They were built with the intention of being sold to middle-class Philadelphians who would actually live in them instead of trying to rent or flip. Judging by my many visits to her home, her neighbors in Jefferson Square and along Titan are very nice and good people.

The asking price may seem low but given the current real estate crisis and her desire to sell her realtor suggested a competitive price.

So Channa, if you are still reading this thread, if you liked the pictures of the house on the web then definitely give it a look in person. You might want to hurry up though, I know she already has a few interested buyers.

My sister does live there as a single woman for the past three years without any issues.
