Oh BTW. There is no "South Graduate Hospital" area that is south of Washington. That area is Point Breeze.

It's some realtors ploy.

Yes that's true but think of it this way.

Those unsuspecting Yups buy. Then they find out they've been dupped but they're to proud to admit it because they put up alot of cash.

So then they tell everyone, including people on PB, about how great it is because they've convinced themselves by now that it's true.

They now convince others to buy in their area and within 20 years it becomes gentrified.

Sounds like a plan to me.

you people are starting to scare me. usually i take all this **** as fear mongering, but there seems to be some consensus that this neighborhood is particularly dodgy. i am looking at a renting a place on 21st by montrose, and i am now reconsidering.

admittedly, there are regular jumpings in my neighborhood (fairmount), but there seems to be a more neighborhoodly feel here. i lived at 24th and catharine before, and felt perfectly safe there (about a year ago). is there still such a divide between there and 21 / Montrose?

thanks

Montrose is in Gho and 21st isnt so bad.

I rehabbed a house on 2200 Montrose and it looked fine to me.

You still have to watch your back but it seemed ok enough that I'd have no problem living there.

watch your back and your front! There is a police station right at 20th and federal and the crime rate is still sky high!! Do you really think that honest people moving into this area will make it better?? I dont mean to be a downer, but you can spend your money elsewhere and not have to live with bars n your windows!

To clarify, the OP is talking about the area South of Washington. It is Point Breeze but apparently realtors are starting to call it South Graduate Hospital. The 17th police district keeps different stats for Point Breeze and Graduate Hospital because the difference in crime levels is remarkable. Point Breeze (South of Washington) has markedly more violent crime. However, as other posters are noting, things don't get really bad until several blocks south of Ellsworth. In other words, if you felt ok at 24th & Catharine you'll probably feel ok at 21st & Montrose.

People are trying to scare you with the murder maps, but if you look closely you'll see the difference between Graduate Hospital and the middle of Point Breeze.

Edited to add: If you are looking for specific info on 21st & Montrose, you might want to start a thread in the SWCC forum. It seems a bunch of people who post on here live over that way.

if you want to use the murder map to convince yourself that 18th & ellsworth is a great place to buy a house, be my guest. truth is, i have no idea what that area is like; i've really just driven through. find a few houses over there, and go look at them with a realtor. your realtor will be glad to do this; i've looked at about 40 houses, some in bad places (there were crackheads squatting in one i looked at on saturday). if you see something you like, drive through the area at different times of the day and see what you think.

I've gotten emails from Captain Bethel with number of crimes North of Washington Ave vs. South of Washington Ave.

Again, that's news to me. Not that it's a bad thing. After all, 15th & Pine is more than a little different from 24th & Dickinson. But then again, it's also a lot different from 15th & Carpenter.

Can you post the stats?
