No they aren't. It's the same "reputable source" they always use. The ONLY one. This anti-casino guy put together a study, and now every other anti-casino person uses it as if it's gospel.

Ask them to produce one other source for any of the claims. They can't.

KENfmt -
In my response to him I chose not to get in the examples cited as I felt they were weak. I chose instead to challenge him to focus on how the casinos can possibly reinvigorate certain parts of the city. Snyder Ave is filled with stores just waiting to be purchased and brought to life. There needs to be a reason for such an investment and this might be it.

Upon reading the fact sheet what I found interesting are that the examples cited appear to be from case studies of much smaller towns or cities. The dynamics in Philly will be very different. I can understand the traffic issue as a concern but the examples cited like drop in retail and the pizzeria are simply not applicable.

But like I said in another post, I hope they get the permission to incorporate tables.

My prediction: it will sell between $435k and $465k in 80 - 110 days.
Have you seen the list price for that shack on Moyamensing across from the Church? 325k. I probably couldn't even turn around in that house.

I know which one you mean. The one on the east side of the street, that has the fake "western style" front? I call it "western style" because it reminds me of those buildings they used to have in the old western movies where the facade of the building was larger than the actual building itself. Anyway, that house has to take the cake for the most overpriced home in Pennsport right now, unless you include one of the couple of 2 bed/1 bath places listed for 295k right now. I mean, I have a house that size, and even though it is totally rehabbed, I am under no illusions that I could sell it for that much.

The listing has "Live on the Avenue" in it. Something about that is insanely funny to me
