Default Broad & Reed vs. 6th and Reed

Could someone compare/contrast these two areas in terms of safety, neighborhood makeup, nearby amenities, etc... ? What are the surrounding blocks of these two location like?

6th and reed is ratty. 5th and much of 7th Streets are disgusting, and I doubt they will be getting better any time soon.

Broad and Reed will benefit from Rosa Court. Homes 1 block down on Juniper already get good $$$. Personally, Id rather live close to Broad and Reed.

I do agree that the blocks of 5th and 6th have a long way to go. I think 7th street is dirty, but relatively safe. I am hopeful that the Jefferson Square development will help clean 5th and 6th up. 7th street does get a little sketchy, but not until you got south of Tasker. I live very close to 7th and reed, and really like the area.

The 500 block of Reed consists of huge houses. Most of them are still rentals.

I don't see them being rentals much longer with Jefferson Square in full bloom and developers developing all over the neighborhood.

The area is safe and has huge potential.

The main issue is that Reed seems to be the boundary to the south of where the neighborhood starts to get sketchy from 5th to 7th....that being said Reed seems to be isolated from the sketchiness to it's immediate south. I think everything north of Reed is and will be in demand soon.

There's also the possibility of the Mt. Sinai development, which would give the general area a huge boost.

my husband & i have lived at 6th & reed for two years now and love it...and, the neighborhood continues to improve compared to when we bought in early '04.

recent additions and improvements include the move-ins of our jefferson square neighbors, benna's cafe opening, new construction at 6th & wharton and 8th & wharton and the continuing growth of neighbors using goldstar park (6th & wharton) as a local hub of activity...especially those of us with dogs.

i walk our labs after dark and feel safe...there are sections of 5th and 7th (mostly further south than reed) that i do avoid at night, but i'm not uncomfortable in our neighborhood.

and, while dealing with the litter and trash on the street is a constant battle, it has gotten better recently...all in all, i'd recommend 6th & reed to any of my friends looking to buy a place...i think there are still some steals available.

$355K for a rehabbed 3 BR, 2 Bath row (w/ garage) at 7th and Reed. Does that seem high?

Gotta love that stucco. Reminds me of this 2br $575k stunner at 19&Cath


$355k is quite high for that area if you look at actual sale prices.

most of the houses in this area are going in the low 200's. but this is a rehab with all new exterior. all the houses not rehabed in this area are in huge need of major work. for example most of the houses on my block desperately need starbolts and don't have them. so while it's a touch high, you wont have structural issues or any of the other surprises that come with buying a ....ahem fixer upper in this area.

we bought a few months ago, and looked for a few months before that, and in my opnion the houses we saw looked like no one EVER took care of them. things that could have and should have been fixed for a few hundered dollars, are now problems that will cost a few thousand since they've gotten worse.
