Potential of East Snyder Ave
The area in question is from Broad to Front and the surrounding blocks both North and South of Snyder. It seems like Broad to about 8th or even maybe 7th is a little sketchy. 6th to Front seems pretty nice. That being considered, there are deals to be had on and around Snyder between 7th and Broad. I see some construction going on around 6th and am wondering if it is creeping upward. I know right now it isn't the best neighborhood, but can it change?
If you take 12th and Snyder, for example, you aren't too far from East Passyunk shopping. But then again, you aren't too far from Snyder, west of the Melrose, either.
Geographically, it's a great location. In the heart of South Philly, walking distance to the Subway, walking distance to East Pass., and you can potentially walk to the big box shopping center on Delaware Ave.
I'm not looking at this area so much as a flipping opportunity, but more of a home that would yield a return on my investment when I move out. Let's face it, an $100,000 house here won't be $250,000 in 3 years. What I'm looking for is a place that has potential to become a thriving neighborhood, like Passyunk Square.
What are everyone's thoughts?
