Default 2200 block of S. 16th St.

This is the block in St. Monica's parish, between Wolf and Jackson, where Angel Mucciolo was slain back in August. As I drove through the block tonight, coming back from dinner at a family friends' house at 15th & Shunk, I noticed that there are currently three houses for sale on this block. By the way, it's across from a park so there's only houses on one side. Here's the listings:

2228 (173k)
2232 (160k)
2230 (150k)

Those prices seem kind of low considering how large those houses are. Is this a sign that the neighborhood is undergoing a shift or what? I predicted after the slaying that half the houses would go on sale within a year. I haven't been monitoring the block the whole time, but it looks like it could be happening.

Those are 4 bedroom homes. The 2200 blocks of 15-18 streets have been undergoing changes in the last few years. Many people pulling out and going to NJ and such. The block is close to Snyder, which is where some nasty crime activity has been going on west of Broad.

Indeed. Everything above Snyder's already gone to sh*t, and it's well on its way down to Wolf St. You can check the tax records to find out who owns these places. Guaranteed the new owners' names won't end in vowels. The big question is, how far south will the ghetto push, and when will it stop?

Isn't that the neighborhood where the young woman (around 20-ish) was killed last summer when caught in the cross fire of some Asian gang members?

Yep, that's what I was talking about in my 1st post. Terrible shame, it was a great neighborhood.

I was just in that area Saturday afternoon browsing some homes. I know Snyder has gotten pretty bad, but it seems nice on the 23-2400 blocks of 15 and 16th. Are things really getting that bad?

I know little further south, towards Porter in Girard Estate is still going strong. Any deals on that area in terms of home prices?

I remember those houses from the t-v.

not a bad price at all. although the listings say they are 999 years old.

The farther south you go, the nicer it is. 23-2400 is definitely better than 21-2200. 23-2400 is still a strong neighborhood, but from a financial perspective, I can't recommend buying there because the 'hood is at high risk of crashing, imho. Prices in the whole neighborhood are pretty high, but not as high as the more desirable neighborhoods like Passyunk Square and Pennsport. Considering that west of Broad is (or was) one of the nicest neighborhoods in all of south Philly, this should tell you something.

What makes you think that the neighborhood will see a crash? Are you suggesting that GE is also going to start going downhill? I'd like to hear more detail.

I think the 2600, 2500 and 2400 blocks are pretty good and solid. Maybe I'm just missing something, but I don't see these blocks becoming the hood anytime soon.

And didn't it take a long time for the crime to make it's way down to Snyder? I thought it took 30 years or something. Couldn't all these neighborhoods come back?

i'd rather buy a home on 15th and Porter than in a neighborhood like 17th and Washington where the prices are considerably higher.

Just my thoughts.
