I just bought a home in the graduate hospital area (24** Montrose), just South of the new condos at the Naval Yard. It's a wonderful straight through w/ 3 BDRMs and 1 bath; approx 1025 sq ft. The home is in great condition and the work that is required is almost all comestic. We are currently getting estimates for the work that we want done ... we're thinking of moving walls around, installing central air, installing hardwood floors, etc. Then, we are going to resell it.

1. Anyone know of a good local contractor that is easy to work with and reasonably priced?

2. Anyone know someone that is interested in purchasing a house that they can rehab to their own personal specifications? We are more than willing to work with prospective buyers and rehab per their desire with a comittment for them to buy afterward.

This is truly a great home in a great area. Since we put in our offer in September, two other homes have been purchased on the street and are currently being rehabbed. The value of homes on this street keeps going up. And we'd rather find someone now and help them create the home of their dreams and get in more cheaply than buying a home that is already rehabbed. Willing to work reasonable deals with anyone.
