Quick example of what the record would look like if the Sheriff had received the address of 1919 Pemberton for collection:

Book-Writ 195-2115 Address: 2019 PEMBERTON ST. Original Sale Date: 3/25/04
Status: SOLD Sold for: $140000 Postponed until: 0

from www.phillysheriff.com click on sold, postponed, stayed.

So, the book-writ number is the key the Sheriff assigns to track the property over the term it is in the hands of the Sheriff, which may be years. The original sale data of 3/04 was probably not the date it finally sold for. 2019 Pemb. was probably postponed for a time, or even possibly stayed, but that is less likely.

The property sold for $140K in as is condition. If this property was still waiting to get to auction, the next offering date would be listed. That is what one would expect to see if 1919 Pemberton was listed at one time at any point for Sheriff sale.

There is no such listing. The Sheriff has not received the property. My question is, how can a property be so overdue and not even have gotten to the Sheriff when properties next door are selling for record highs for a Sheriff sale? Why is John Street that retarded?

Is the property certified for collection by a private individual? Otherwise, it will not be collected upon, since it is not an account held by Linebarger.

Hope this clarifies the city's confusing non-collection policy designed to protect a dysfunctional status quo.

Default 18 and pemberton

18th and pemberton is a pretty nice block, and many of the houses are getting renovated/restored. We have good friends who live there with young kids, and I know there are a few other young families right near them. We housesat for them a couple of times, and although it's generally a safe block (we've walked over there at night many times and have never felt unsafe), a few things have happened there that may be less likely to happen in society hill:

1) they accidentally left their window unlocked one night and someone opened it, reached in, and stole something that was sitting on their couch under the window--this happened at around 11 pm.

2) a woman who seemed to be on something once reached into the house as my friend was pulling her stroller inside, but my friend was able to quickly close the door and the woman went away

3) when it snows, their doorbell rings at least 3 times a night often more than that--until 10 or 11 pm sometimes-- kids and sometimes adults who offer to shovel the steps for them for $5.

4) some of the surrounding blocks are sketchier than that particular block.

Not to scare you away--they actually like it there quite a bit, and they really like several of their neighbors. Another upside: they can always find street parking easily, except later on weekend nights. However, the things I mentioned above are things that they've encountered over the past few years.

Hi all,

Well, for anyone who is interested in what a prospective buyer in Philly is doing, we put a bid on the 7th and Pine house. Then we discovered transfer taxes, which lowered our bid, and I think the sellers have pretty much rejected our offers. Now with the probably increase in property tax we've decided to hold off on buying unless we find a steal somewhere. The future of real estate values here in town seems scary to someone buying right now, and although we want to stay here for a while, it might be a bigger gamble to buy now then we're willing to risk.

But a huge thank you to all the advice from everyone.

I think a lot of people have a hundred questions on design and layout that can be answered with a link to that on SOSNA's page that gives the www.srdc.net info that is also available. That would be a big help that would help people to decide on where to live who are making that choice right now.

That is the website of the Schuylkill River Development Corporation, a quiet little powerhouse making the Schuylkill banks greening and recreation possible to the airport (and beyond). I hope SOSNA can have a general meeting on the whole phase that affects the GH area where all the condo conversion and park questions can start to get answered, with links for those who have more.

Questions about the general plan are already up on www.srdc.net in the below South St. Bridge Phase. I think that is Phase II.
