Damn, that is ashame. Is there any chance of getting a second opinion on maybe a different solution. Are you sure that the drywall was not put up by the seller at any point? Did you have a home inspection? If so they could be liable! I know that houses with Stars are very hard to sell & may even reduce the propertys value a good chunk. Hope you got a good deal. What a shame. Did you get a mason yet?

The previous owners only lived there 4 years so I'm sure they didn't even know it was there. they were pretty retarded based on the work i know they did do (INCORRECTLY) this was done most likely by whomever sold them the house 4 years ago.

Which means i'm $hit out of luck leaglly. i did have a home inspection, but honestly those things are worthless because they can only look at what's on the surface, they can't pull anything apart and really examine issues properly. The most he could've done was notice the buldge in the facad. which i noticed but didn't think was a big deal since every house on the block has the same condition.

unfortunetly every house on the block needs starbolts, according to my structural engineer. inclusing both my neighbors, because when i fix the problem on my side , if they don't fix there's all our houses are in jeapordy which i don't think a lot of the old timers understand. if my house goes down it's taking theirs with it, and vice versa.

WOW, that's a pretty big crack. Is the neighbor going to help pay for the crack repairs also since it is a party wall? I would also look into getting a crack gauge installed to see if it continues to move and check the foundation walls on that side of the building. As an engineer, that crack is a really bad sign, I'd also look into the history of the home, like creeks that may have been in the area that were covered. The wall would only usually move like that if there is a foundation problem. Since you said all the houses have the buckling I would think it could be from faulty construction, poor soils under the homes or heavy vibrations. Hope everything works out.

I think that legally you must disclose all that you know about a house when you sell it. Also, home inspectors are not required to rip down drywall to see what is behind it.

we just got it fixed. 1 engineer, 5 masons, and 6 star bolts later and it's done, thank god. and i'm in talks with the home inspection company looks like they may pick up part of the tab.

Me too. Did you turn it in to the insurance company? I'm surprised the inspection company can be held liable.

I was staring at that crack so long we drywalled over it after it was fixed mainly because we used the open space to run verticle duct work for the central air system. so the residual space was pretty useless.
they just feathed the wall back together on that floor. nothing much to really look at.


I had an engineer come out and do the calculations for the amount of and spacing for the star bolts. so that was $$$ and then the masons were $$$$ but they came reccomended by the engineer so I went with them even though they were double the two other estimates I had received.

the estimates were all over the place and it seems that depending who you talk too the severity changes as well. one mason said I could leave as it was!?

I'd recommed the mason's, they busted out the whole job in 3/4 of a day, granted there was 5 of them. but they got the job done.

If anyone is in a similar situation I'd be glad to give more info, just PM me.

as for insurence, i didn't look into it because a friend of ours had problems with a house they ahd bought and the insurence co. gave them the run around. plus, I was afraid to make a claim so soon after buying the house.

the inspection company made an offer of about 20% of the total cost, (which is BS) so i told them i want more. there was a few indications about the crack, before the crack was exposed, which the inspector should have picked up on, and missed. They are saying that without seeing the crack they couldn' have known, but the house (like most on our street) has a buldge between the 2nd & 3rd floors. The window trim was also cracked on the third floor <---evidence of movement.

however, the house was stucco-ed about 8 years ago or so the neighbors tell me and there was no cracks in the stucco, so it hasn;t moved since then. the starblots will prevent any more movement back or forth, and the patched wall is more for fire saftey then structural integrity.
