Joely complies if a resident/citizen of Philadelphia. Though I'd prefer to see Joely post the link http://brtweb.phila.gov/accountDetai...?an=5666000312 than a screen snapshot.

Oh Jeez, I didn't even read that. Thanks.
Everyone who sent me money .. .well now I got to send it back ...... (humor) ..... and the disclaimer about not altering the document stands ...... and is very important! Do you have any interest in the zoning issue, or whom the property actually belongs to ...? .....to whom the building belongs, I mean. Joel Quote:

Well the house site was acquired by Trisvandivi for $420K. The Queen Village association asked, and the developer's daughter identified herself and the corporation's name, Trisvandivi. A very kind young lawyer informed the group that when a corporation owns a house, and the house site is developed, if later on there are any structural problems, the neighbors may find that the corporation has dis-incorporated, or alternatively has no assets.
Its a cute legal manoeuvre that attorneys cook up to protect developers and avoid liability from legitimate sources. Do you know who Trisvandivi is and who "the developer" of the site is? Joel

Hello!
I listed the properties along that section of Monroe Street. I added some comments of my own based upon a walk-through. I deleted the non-corporate owner names but you can look them up if you wish. Skip over to 306 Monroe St. Peer in the front window. This property is completely open to the rear. It appears from a handbook out of North Philadelphia Rot. It may be a structural hazard. Still, the neighbors like it. How do I know? They are fighting development as we speak. Remember, this is a couple of houses down from where a developer paid $420K for a LOT. A lot, not a house. A LOT. And the residents are hollerin' they do not want the developer to build what appears to be a beautiful house. They prefer either rot or prefer the developer to build a $399,999 house and take a dollar loss. Wait a minute?? I forgot to pay ther builder to actually build it. Duh? I better not go in that business. This could be a great neighborhood not a site for burned-out slumlike housing, if only the neighbors, the civic association, and the Zoning Board of Appeal would get smart about what a neighborhood means! Joely PS- I am e-mailing this to the Queen Village Neighbors Association and asking for comments. ** Joel This property open to the elements from the rear. 023060100 306 MONROE ST ROW 2 STY MASONRY D & M DEVELOPMENT REALTY $52,500.00 $16.22 $1,388.35 Sale Price $125,000.00 Date 05/30/02 ************************************************** *** This house needs lots of work 023060200 310 MONROE ST ROW 3 STY MASONRY $98,400.00 $9.62 $2,602.17 Longtime resident ************************************************** *** This is the property in question 023060300 312 MONROE ST PRIV.GAR 1STY MASONRY MAC VAUGH HORACE 3RD $68,300.00 $11.56 $1,806.18 Sale Price $75,000.00 Date 08/10/81 Trisvandivi brought the lot on 10/18/2004 for ... I take it you advocate punting the people around 312 out. That's not very nice, they have been there for along time and appear to be good neighbors to me. This smells like the bad side of gentrification to me. There are plenty of other people to pick on in QV.
Personally I like the garage at 312 it adds character and diversity. I think it should stay.

REPLY
I did not read where I advocating punting anyone ..... Wait a minute .... do you mean there are squatters living in the burned-out rear open shell at 306 Monroe Streeet? If there are squatters then YES. Call in the punters. Seriously how can you live with such a disgraceful property (306 Monroe) right there on your block? Its a public safety hazard. You wrote, Personally I like the garage at 312 it adds character and diversity. I think it should stay REPLY Then you should have bought it! You and the neighbors can buy it right now if you are willing put put up half-a-million or so. It should also be taxed commesurate with what its value is as per Commonwealth Law. The city has greatly UNDERTAXED this eyesore and therefore it has remained as such for the past 20 years, depriving residents of new neighbors. Why get new neighbors? It helps the neighborhood. It stimulates the economy and prevents crime. It lowers property tax for all. Its called PROGRESS. Joel This one!
