Default "300 Block Tree St. Center City South" Neighborhood??

Looking to purchase home in South Philly. Seen affordable property on 300 Block Tree Street. Any info on this area will be greatly appreciated.

Not Center City south , Whitman area. 300 tree is a great block.

'center city south' is my favorite realtor's made-up neighborhood name. it seems to encompass most everything from pennsport down to the stadium.

I live on the 300 block of Tree and I wouldn't consider it Center City south. It is right below Snyder and falls around the 2200 block of 3rd st.

My block is great. Mostly families who have been born and raised in the neighborhood. We moved in 5 years ago and were the few renters on the block. Alot of little kids make the block lively during the day and in the summer. Very safe and clean. The 400 block of Tree has been transitioning over the years, but is generally safe. My rent is still cheap and I have no desire to move.

Also, you're walking distance (4-5 blocks) from Target and Shoprite and (6-7 blocks) from IKEA. Parking is too bad because alot of people park under I-95. It is hard to find a spot after 7pm, but there isn't a major double-parking issue like I see west of broad.

Any other info, please feel free to ask!

Thank you so much for your input. My Son leaves near Genos Steaks and I am looking for property as close to
Center City , Queens, or Pennsport as I can afford.
Was told by Realtor this property on 314 Tree is the Heart of Center city South walking distance to movie theaters restaurants and close to all Center City has to offer???
I couldnt understand why it was so reasonable and figured
something isnt right. The house is tiny 700 sq and does need modernization only $126,000..What areas are considered Whitman and what is Center City South. South Philly has changed so drastically since I last lived there.

Hehe, "the heart of Center City south"... walking distance to the stadiums, big-box shopping center, and possible future casino YES...

Walking distance to Ave of the Arts theatre district, Ritz movie theatres, and Center City restaurants.. WOULD BE A HIKE. I walked from 4th/South to 4th/Tree on a nice summer day and it took me around 45 mins.

15-20 mins by car/bike and a 20-30 min SEPTA trip is more like it.

I always throught Whitman was considered below Pennsport with Snyder possibly being the dividing line??

I always thought Center City south was the Graduate Hospital or the neighborhoods of QV and Bella... Oh well.. what do I know?

Center City South. Jeez! It's not even the heart of South Philly. More like a knee cap.

I believe the approx boundaries of Whitman are:

Snyder to Oregon
Front to maybe 5th or 6th St.

Ohh man, center city south... it's almost as far SOUTH in South philly as you can go!! Well the walking thing is correct for stores such as Ikea and walmart and target... you have the United Artist theatre right there also... but walking to South street and center city as they may suggest to you is crap... it's a HIKE. Your also not that close to Geno's... but the closer you get, the more you will be paying... so as long as you don't need to be like 4 or 5 blocks from your son, you should be fine down there....

There is another property on 211 Tree Street is that any better or more convienient ? Its $15,000 more....Lastly
422 Greenwich near Dickenson??? Any info GREATLY appreciated !
