I'm going to guess that English is not the primary language of whoever wrote the regs. A couple more examples:

"(.a) No vinyl, stucco or cement board siding can be
used on the front façade of a building, not including garage
doors, man doors and fenestration."

I guess vinyl man doors are OK. Now let's figure out what a man door is.

"(.d) Rear walls of buildings shall be faced with
masonry materials, including stucco, if the rear of a
structure is visible from a street, a material consistent with
the front façade of the building shall be used."

I don't believe that is actually a sentence. It may be two. I guess the semicolon key is broken on their keyboard?

I can see how carefully thought out and drafted the whole thing is.

The concept is a good one (IMHO) but this whole "don't worry" attitude by the board about its poor implementation is unacceptable.

Sorry, I was talking about this wacky one.
(6) Design guidelines – Commercially Zoned and Industrially Zoned Structures.
(a) Requirements for both New Construction and Alterations.
(.1) Parking and Loading. New off street parking and loading areas shall be hidden from the main street frontage.

This is impossible to attain for most commercially zoned areas in this district!.

And now you show me this one year limit. What the hell is that?! Are they saying this entire law expires in one year? What is the point?!

BTW-people were debating before exactly how "alteration" is defined. Its actually in the part of the law that was already passed:
(1) Alter or alteration. A change in the appearance of a building, structure or site, or any other change for which a permit is required under The Philadelphia Code, including
demolition.

Under the philadelphia code, almost every external change requires a permit.

Yes. There is a "sunset clause" that the whole thing expires in one year unless it is renewed....I guess by City Council.

We really need to fight this, and I don't know how. Since QVNA clearly has a vested interest in NOT spreading the word, how do we get the word out to our neighbors that this is a HORRIBLE idea that will hurt them down the line and make their neighborhood a LESS DESIREABLE place to live?

That's what I was thinking, for starters. This needs a good, old-fashioned, grass roots campaign, with some informed people knocking on doors and talking to as many as possible.

BTW, so happy we live on the "other" side of 6th! I would NOT be a happy camper at such a meeting. And hubby dearest would certainly tell a few people where they could shove their flagpoles.

Its seems to me that 10 to 20 volunteers getting 50 to a 100 signatures apiece could put us in the ballpark.

Does anybody have specific information as to the exact number of signatures required to reach 51%?

How does ahousehold get counted?

One address, one vote?
One address with 2 registered owners, one vote, two?

Basically, if this was attempted, do we know what we need to succeed?

Is there an interest in this?
