Apparently I missed this on the QVNA site; they had a zoning meeting April 24, 2007 regarding this property which i believeis the property previously discussed.


RESIDENTIAL DEVELOPMENT AT COLUMBUS BOULEVARD AND CATHARINE St 756-74 +787 S. Swanson St. + 740 S. Christopher Columbus Blvd.


(Application is for a 20-24-story structure (250' high) for use as a 246 family dwelling, with 396 off-street parking spaces (including 20 handicap spaces) in the cellar, basement and first floor, with accessory lobby, storage space, offices, gymnasium, community room, media room. Also for the erection of twenty (20) attached four (4) story structures (42' high) with interior garages, for the erection of (10) attached four (4) story structures (42' high) and for 16 open-air off-street parking spaces. is the property previously discussed.

The flyer did not state that the condo tower was to be built at Front and Fitzwater. It stated that it was to be built at Delaware Ave. and Columbus Blvd. It showed a view of what it would look like from the 100 Block of Fitzwater Street with the towers looming over the top of Frederick's restaurant. That might be where the confusion came from.

The meeting took place last night and was well attended. Neighbors are circulating a petition to the QVNA Zoning board that states that we are not only against this project but any project in Queen Village that seeks a varience for the purpose of exceeding the 35 foot height limit in Queen Village. Simply stated, WE DON'T WANT HIGH-RISES IN QUEEN VILLAGE.

We are in the process of building a list serve that should be up within a few hours. I will post the address to log on to as soon as I have it, if you want more info, if you want to sign the petition or if you can volunteer some time to help us out.

Where in the zoning code does it state that there is a 35 foot limit in Queen Village?

i too attended the meeting last night and thought it was a poor turnout considering what is at stake. I have seen more people walking their dogs other nights then the people who attended last night.

Yeah, I was being polite by letting the "well attended" comment alone. I peaked my head around the corner and couldn't even tell that anything was going on.

I'd really like someone to show me the 35ft. QV height law. As with anything else-I'm not saying that I like the idea of the highrise, but I also don't like people making stuff up.

Thank you. i wasnt going to address it either but i had so since i didnt address the flier which i am almost positive stated "Front and Fitz" was the location of the proposed condo. That is why I didnt understand the condo's location and asked for more information.. It also mention Christian Street but i wasnt even goign to go there since i really not a clue about that statement.

You should really read correspondence more carefully. I am looking at the flyer right here and it clearly states that the proposed site of the condo tower is Delaware Avenue and Catherine Street.

As for the height restriction, the site is zoned R10a, the maximum height of a site with an R10a zoning designation is 35 feet. Once again, no one ever said that there was a Queen Village zoning height.

As for attendance, I have never seen 40 people sitting in that park on lawn chairs and I am in there a few times a day.

Oops-

Looking back at my posts I realize I did imply that there is a Queen Village zoning height restriction. That is not the case. Its just that almost all properties in the neighborhood are zoned R10, R10a, C1 or C2 and all of these zoning designations have a height limit of 35 feet. So, I was speaking in short hand. Sorry for any inaccuracy on my part.
