Default buying in the 300 Block of Montrose

What are the opinions regarding this area? I have been perusing the real estate classifieds and the houses seem pretty affordable in this area. Do you all consider this area to be queen village proper? personally, i would rather stay above queen, but it's gotten pretty pricey.

You must mean between 2nd and 3rd right? I don't think there is much housing between 3rd and 4th. Obviously there is some sort of subsidized housing there as well which always has people hanging around. I've personally never had any problems with anyone down there though.

I don't mind 2nd-3rd on montrose it appears on the upswing and there are a few houses for sale. I walked my dog down there earlier and people were friendly. I'm sure it's reasonably safe but a single women might think otherwise.

ah yes, i meant between 2nd & 3rd. it looks like a cute little street, but it also looks kind of on the fringe. i have been looking in the sw center city, though, and this block of montrose is comprable to some of the streets of looked at over there. i wonder value-wise, whether the qv section of montrose is projected to increase in value in the same manner that the houses in sw center city are projected to?

We lived on the 300 block of Queen for a while. That area of Montrose is officially Queen Village, but it will probably always have a stigma with the housing projects nearby. Christian seems to be a divider of sorts. We lived on a great block with great people but stuff still happened. One guy was held up at gunpoint on our block. One day, I ran out to get something from my car, and a guy "asked" me for money. I showed him that I had no pockets in my pants at the time, but in retrospect, I suspect now that it was more than a passive request. We were also priced out of areas north of Queen so we looked at Pennsport before deciding to move elsewhere. The area between Christian and Washington wasn't a option for us at that time 1 year ago. i live on the 200 block of carpenter, which is between 2nd and 3rd two blocks south of montrose.

i've been there eight months and have few complaints. one neighbour had her car window broken with some CDs stolen, but she parked on the corner of 3rd.

there is a bit of a stigma with the section 8 housing just down the block, but the property values continue to rise. the building i live in just sold for an amount much higher than the asking price.

unfortunately this means we've gone from a very nice laid back private owner to a management company. oh well.

the three units are 1 brs on the small side and rent for close to or over $800/mo each. this is without central air and very tiny kitchens.

unless you're looking to buy on the corner of 3rd, i'd say that would be an excellent real estate investment.

oh, and if you'd like to rent to me on the cheap that would be even better

I live down by 6th and montrose and enjoy it. But I have many clients at 2nd and christian and the smaller streets between christian and carpenter. (I walk dogs) I've never had problems with the housing on 3rd and 4th street. I've walked dogs down there clear late up till midnight before. Many of the homes are really awesome inside and the neighbors are all nice & very friendly.
