Default Special Bella Vista Town Watch Meeting

This Tuesday, March 6th at 8:30 pm there will be a special zoning meeting at Palumbo Recreation Center (10th and Fitzwater). The case to be discussed is the only case for the evening, so the meeting is expected to be over by 9:30.

BVTW has called a 3rd and final community meeting to discuss the application for 6 variances for a proposed development for 751-753 S. 9th Street. This application highlights unique and important issues and your participation could have significant impact on the future development and character of Bella Vista. The application:
  • is the first case before BVTW testing the new "zoning certificate" parking statute in which off street parking for new development is forbidden without a certificate. The ordinance seeks to reduce impacts to the pedestrian environment by an overabundance of curb cuts and front loaded parking.
  • seeks to build a single family residence that would have a floor/area ratio far in excess of both what neighboring properties and what the zoning code allows. This practice, if continued, will significantly alter neighborhood character by allowing disproportionately large buildings on residential lots – next to existing houses that are proportionately 1/3 to 2/3’s smaller.
  • seeks to provide significantly less open space than is allowed by zoning (30% of lot required). This matter and the one below are of concern to immediate neighbors but are relevant to the neighborhood in that the relevant zoning requirements seek to protect our access to light and air, privacy and on-site stormwater management potential.
  • proposes a residence that is 16.5 – 26.5 feet higher than rear neighboring properties on Darien Street and almost 12 feet higher than the tallest immediately neighboring property on 9th St. It would be 11.5 feet higher than zoning allows. Opposing this case helps to protect access to light and sky by existing properties adjacent to proposed new development.

Other variances are proposed that also would negatively impact the neighborhood and will be noted in the meeting. Of more concern to the rear neighbors and less to the general community is that the applicants seek to claim several feet of property legally belonging to rear neighbors. This issue may come up but will not be the focus of the meeting.

Please come out to the meeting! BVTW will only take a firm stance on an application and any of the issues if there is overwhelming community consensus.

Default News from the meeting??

Saw this string too late (i.e. just now) to go to the meeting, but very interested to hear what happened, see renderings of what was proposed, etc... I am particularly curious about the curb cut/ parking certificate issue - I really hate garage front houses and what they do to the walkability of blocks.

I saw this too late as well, but I would be very interested in hearing about the status of this project. Which properties on Darien St. would be affected, for instance?
