I heard this property is under contract. Sold for 9 million. Plans include a 40 story tower with commercial (Supermarket) space.

That is part of the reason *I* think it's funny (warily)...the height limit in Old City up to Vine St. is 67 ft. Plus, the Pincus Bros. property is, of course, historically designated.

I think Bryson finds humor in it for other reasons, but I'll let him answer for himself.

Default height limits in Old City

If the height limit is 67 feet up to Vine Street in Old City, then how did 108 Arch build 12 stories? And how do you explain The National (10 stories), the proposed 205 Race St. (12 stories) and the proposed Marinaview (30 stories)?

Are these all variances? Doesn't seem to difficult to get one in Philly.

I believe some projects were grandfathered in, and/or they were OK'd by OCCA, taking into account their locations and whatever compromises were made.

If I'm not mistaken, 108 Arch was the project that galvanized the local neighbors into getting the height restriction in place, but it was too late to prevent that building from being taller. And I'm guessing that Marina View is not within the boundaries of Old City proper & so doesn't count.

Where is Chris Sayer when you need him for proper OC perspective & history?
