From the preliminary presentation to the OCCA Development Committee, it seemed that the owners recognized all the work that needed to be done to get a project like this approved. I'd be surprised if the project tanked so fast due to all the planning between the owners and the Constitution Center and DRPA.

Update:
The reason the "Available" sign is up is to let people know that there is space available for temporary storage, until development plans are approved and the building undergoes renovations.

Plans presented at Old City Civic Association today include:
2 levels of underground public parking to service the community, as well as the retail shops.
2 levels of retail--grocery and drug store on first floor. Bank branch on mezzanine
3 levels of above ground parking to service the condominiums
2 levels of spa and fitness (West side of the building) together with an open air swimming pool (center of the block, north side) and 16 bi-level condos wrapping around from the South side (Race St) to the East Side (4th). These condos range from 1800 sf, 1900sf, 2000 sf to 3400 sf.
28 floors of residential units on a tower along the West side of the building, with 255 units ranging in size from 560 and 600sf studios to 950, 1000sf 1-bedrooms and 1500 sf 2-bedrooms.
Permitted Floor Area Ratio in the current industrial zone is 4.5. Proposed is 10.6
Permitted height limit in the area is 65 feet. Proposed is 360'. 35 floors total.

Retail of course is proposed as what they think would be most attractive to the community. There are no tenants secured for these spots.

In the past few days, all of the old bushes/shrubbery has been removed from the exterior of the Fifth Street side of this facility and new landscaping has been installed. Sprucing up for potential leasers/buyers?

I don't know...last I heard, the developers are still at the presentation revision phase.

A few homeless persons have relocated here - likely came from Franklin Square.

I saw a surveyor across the street from the Pincus Bros. Bldg @ 4th and Florist. It looked like he was taking measurements of the Pincus site. Here's hoping to some kind of work beginning.
