Default Old City Development Projects

Some time ago, someone (I think it was SPM, wherever he is) asked if I could list all the development projects going on in Old City. I couldn't.

But now, thanks to OCCA's Old City Almanac, here is a list:

The National Products Development - 300 plus residential units (both condo and rental) on both sides of N. 2nd Street (and Bread Street, as well). Runs between Arch and Quarry. Work is underway on the project on the west side of N. 2nd. This project has promised to save the old National Products facade and to expand Flagpole park at Elfreth's Alley. Prices have run up considerably because of the demand.

Redevelopment of the east side of S. 2nd Street from Continental through to Letitia (34 S. 2nd Street) as a multi-family residential complex including a first floor retail/restaurant. I don't know if this site includes the old parking lot at S. 2nd and Black Horse Alley. It may just include the existing, underused structures.

440 N. 4th Street: conversion of existing warehouse into 400 residential units. First 200-unit phase to begin shortly. This is located between Callowhill and Spring Garden.

York Square Condominiums: Construction of residential complex with indoor parking at the NE corner of 4th and Vine Steet (old parking lot for Thomas David clothing factory). Estimated completion date is Fall 2005.

Arden Theater's conversion of building on N. Lawrence: into group residence for visiting artists including new rear addition.

N. Front Street: long-awaited conversion of some of the original Girard Estate warehouse buildings on N. Front and Church Streets. I suspect this does not include the J. Winne warehouse buildings at Cuthbert.

Also:

New single family townhouses on Quarry Street, between 2nd and Front.

Reconstruction of deteriorated warehouse at Wood and N. Lawrence into single family residence.

Lastly, 12 story condo on Arch is now selling. Don't know prices or how they are doing.

All in all, more than 1,500 new residential units under construction.

One slight correction: York Square (which is going up and is looking pretty impressive; just went by there last night) is indeed at 4th & Vine, but this site was formerly a gas station. The parking lot for Thomas David was at the northwest corner of 4th & Race.

Default So where is?

So where is the condo development that was to replace the now razed moderne-ish Lithographic Building (I think that was the name) on Race near 2nd? I was by there last week and saw a temporary parking lot surrounded by a chain link fence.

Good question, Jay. You may have seen that Inga Saffron praised it a month or so ago, along with the tall building now going up in the 100 block of Arch, as examples of better modern architecture in Philly, so presumably there are at least renderings for the 2nd & Race buildings that she was looking at. I was very disappointed to see that little building go.

Hi all!

I heard the 2nd and Race proposal was held up for a while to negotiate the height down a bit---but I understand it is now back on---and I think it'll be a GREAT northern entrace to old(e!!!) city...

Thnx for the excellent update---where can I get a copy of the Old(e!!!) city almanac??

2nd & Race.. what is this exactly? Is it the artist studio space?

Josef - no artists allowed in OC these days. The development they are talking about is across the site of the old Lithographic Building - across from Einsteins (oops, showing my age - I guess it's now the Race Street cafe).

And yes, SPM, I believe they have been battling over the height restrictions.

SPM: I'll copy the current OC Almanac and send it over to your office.

Hi Chrissayer----did you get a chance to send that OCA over? Would love to see it---I had never heard of it.

Also---can you give us an early 2005 forecast of what'll be going up in Old City this year?
