I'm not the developer. I'm just wondering why you don't appreciate a building that adds beauty to olde city, rather than takes away. I agree that everyone is entitled to their opinion, we obviously just disagree.

The windows on the garage appear as storefronts, thereby allowing for a sense of bringing the commercial element up to Wood Street.


The brick and panel give a contemporary look while maintaing a historic feel.

I just think you shouldn't give such a harsh opinion until you have actually been through a unit.

That building is a real shame. Forget about the facades for a minute. The interiors are pathetic for a product at that price point. Seriously.

Yes he has. Multiple projects. All mediocre at best, some even have the same kitchen cabinets that were used in this thing. And none are aging well. A few haven't sold out years after he "completed" them.

This is one of the lowest quality products at this price point that I've seen. Just exactly how good is this building? I recently noticed that the developer bought himself a unit at a building...on Rittenhouse Square. If it were so great, he'd be living here himself, and he's not.

If you think this is nicer than York Square or Old City 108 or even Noveau, I'd say you are in the significant minority among design conscious city dwellers.

I agree with the others. The new part does look like crap. And some of the nicer interior features when it was a bank like the staircase on the west side were removed. The buildings across 3rd street are much much nicer looking. As for other new developments, York Sq fits in much better with the neighborhood. Personally, I think the new crap along 2nd and vine and behind the garage are better looking, yet I still call those "crap" The towers along front closer to chestnut and walnut also look like crap with their full concrete walls all the way up like they have, so essex is better than them.

Compared to other properties in the city though, it's not the best value, and you certainly seem to come off as someone trying to sell the place, not as an unbiased neighbor. If you were interested in buying, you should be talking smack on the place to help lower the prices

Didn't you read? He is big man on campus-a member of Old Chitty Civic Association!

Civic Association members take things so personally because if you take the adverse of their opinion, you'll find the truth. Its a plague they can't avoid, with asymptomatic reactions of hostility towards common sense and intangible requests toward any business or development that moves in-unless you're total crap, then its a green light!

I've been inside the units during an open house, and you should see the view. The Penthouses have gorgeous views of the park and the river North above 676. Before you criticize you should actually look.

Take it from someone who work on this building, it will never sell.

The floor layout is terrible in some of the big units, dead space and bad design of rooms (jmho i'm only a construction worker)

There were so many neat elements of the old building that were either taken out or just covered up with walls. the new side is nice , kitchens are nice high end viking appliances but some rooms due to layout have no windows at all.
