The REI bitch (nicest word I can come up with) Said their inspector in MAY didn't see anything yet my home inspection and termite inspection both turned up evidence and mudtrails. I only asked for termites, a gas valve to be sealed properly (not duct taped closed?), the main electric cable to be replaced and to fix the main water valve that leaks.
The REI said "if we don't see them, they aren't there, and we'renot apying to make someone else's home improvements." Yep she's fun. Being as it wasn't being sold as-is or even "handyman special" they knew there would be some things that needed to be reapaired by them. the best part is we found out is she never even bothered to check with the sellers - she just refused. So at settlement I'm supposed to have checks written out to the exterminator, the plumber and the electric guy from the REI. It totaled $2200, not big bucks if you consider what some people want If I don't I think my realtor and my mortgage guy will jump across the table and strangle this woman - should be interesting!

Either way, this all should have been straightened out before the week of settlement. I know some mortgage companies require a clear termite certificate. Some mortgage companies don't want to give a loan on a home that's being eaten up by termites. (Makes sense). But maybe your mortgage company doesn't require that? Either way, if part of your contract stated you are to get a clear termite cert or treatment, I wouldn't sign anything until that's worked out...or they give you a $600 credit at closing. A word of caution concerning the water main. Since I assume it's in the basement, if you're hearing a distant hissing sound while putting your ear close to the pipe, especially around the water meter, it could mean a leak out to the connection in front of the house to the city main. Turn off the water main. If you have iron pipe which most old homes do for the connection they start to go. Getting that fixed is the home owners responsibility not the city and it will cost some big bucks getting that fixed. So definitely have the valve fixed and listen.

For one thing I am not a plumber (I have put a few water mains & water lines in though both inside and outside the city) but I do know that all newer connections are copper and the older ones were lead....not iron....but then again I could be wrong. The water main itself is made of ductile iron. Im too lazy to read the post but how do you know there is a leak?

My leak was at the service connection in front of my house near the sidewalk. My neighbor had their water shut off for back bills. My connection next to theirs somehow got distubed and leaked. I had to pay a plumber to fix it. Just another way to get screwed for minding your own business. This was over a period of months, so try explaining that to the water department after the fact.

ok, the checks are being wirtten from the REI to the contractors and given to me at settlement b/c none of the work has been done yet. This was the only way we could get them to agree to pay for the work to be done. The seller (REI) refused to discuss any repairs with the owner and refused to have them done in advance - will only write checks to the contractors after settlement. (my people and me know this is assinine but this woman is NUTS) They were just going to give me the cash back but I already received seller's assit and with my mortgage I can't have anything else going directly to me on the HUD sheet.
The termites: two seperate inspectors saw active evidence. The REI said they were "lying". After much arguement they will pay for the extermination at settlement to the exterminator. The plumbing: It's the water main valve stem. Right where the shut off is coming into the house - it's not puddling - the concrete is just damp. Copper pipes most likely just need some teflon thread tape on there. And the owners had put in a garbage disposal and connected it to the sewere main (yay) so that has one of those 2 drops of water a day leaks. Neither is a big deal I can fix both I just wanted the jerks to do something. The electric main cable - dad could have done it (40 year outside PECO guy) but they move to South Carolina next week and he won't have time. Everything is in writing and actually on the REI's letterhead with their signature so they can't back out of paying now. If they try to at least I'll make the news, but it'll be for murder :o
