First I want to say, welcome to the city! I was in the burbs for 4 years and like you, was priced out.

I'm not trying to say anything bad about Holmesburg because frankly, I don't know the area except that they have or had a prison there....but if you are looking for an area that is very good and is doubtful to go bad, try upper Rhawnhurst, not sure of your price range but the homes around Eastwood and Rhawn are gorgeous single family homes, and so are the homes around Horrocks and Rhawn. You won't believe you are in Philly!

Thanks all,
I'm putting the offer in tomorrow. hopefully they will accept, say a prayer to the gods of housing (if you pray that is)

I've lived in Langhorne my whole life, my parents are originally from K & A and moved up to the "country" (as my Grandmother still calls it) about 35 years ago, Gram still lived in Kensington up till 5 years ago so I spent alot of time there until recently.
I'm no stranger to the city, fortunately, and I'm pretty familliar with most neighborhoods. Where this house is, is a neighborhood I feel is pretty good and it's in my very small price range (100-120). The mortgage in the NE is going to be less than I pay for my 2 bedroom now, hence the move south

So far, we've been pretty lucky with our new neighbors. I knew the stories of some of them before moving in, because the woman we bought from told us.

We have this one old lady who always calls the cops on her husband when she forgets to take her dementia meds, claiming he is beating her. Her schoolteacher son won't put her in a home because then his dad would be there alone (from the sound of it, that might be a good thing!)

Other than that we have great neighbors. Mostly librarians, schoolteachers, contractors, etc.

They accepted my offer!!! yay i move to the wonderful city of Philadelphia in October! I'm way too excited.

Default woo-hoo! settlement!

I make settlement Friday - guess I have to change my "name", huh?

After all the bull$h*t I went through with the "real estate investment" company who was acting as the seller but not the owner but as a "realtor" and having to have the mortgage rewritten, making sure the rei has power of attnys for Friday and arguing everything - they refused to have the house treated for termites?!? (they eventually gave in) I have 4 days left and I get to move into my new house and I'm excited! If anyone wants to know who never ever ever to buy a house from just ask me.

My mortgage guy and realtor (both friends) said if we weren't as close as we are they would have talked me out of it because the whole deal seems shady to them and it was a complete pain in the ass.

One hell of a 30th birthday present I gave myself though, huh?

Not bad....Im buying a house without a realtor It is more legwork but I save some $$$....and yes I do have a lawyer....I get prepaid legal with my union!

Can I ask why they refused to treat for termites? I had the same problem my move. I had an agent from Coldwell Banker and the sellers agent was also from Coldwell Banker but a different agency. I used the termite inspector recommended from my agent and was at the house while he was doing the inspection. He found one termite casing and a mudtunnel. He said the law stated that if any trace of termites were found, it must be properly treated. The sellers baulked, then they agreed to have it done by settlement. When settlement came it still wasn't done after 2 months. My agent tried to smooth things out, but by this time I was major pissed off.
When settlement came and it still wasn't done I told my agent I wanted 10 grand off the price of the house or I was gonna walk. Let me just say they had us in separate rooms the day of settlement, really. I was that pissed. They had to get a head houncho to intervine, because it was really starting to stink for their company name.
My agent let me down. I was on the phone with a lawyer off and on. In the end if I had of walked my deposit might of been in limbo, or possibly lost depending on some court decision. We eventually settled and they paid for full termite treatment plus I got some extra givebacks in dough. But what a bitch for a realtor they had. She was a friend of theirs.
Sorry for the rant. I moved to the burbs, but the NE boy in me doesn't take sh*t.
