Default Place for rent in manayunk/wissahickon

hey Guys & gals, I have a place for rent in the wissahickon section of the city (you can walk to Main st manayunk from my house in about 6-7 minutes)

It is very very close to public trans.

Parts of the unit has been recently remodeled, the kitchen has been added on, and the basement is finished and can be used as a second bedroom or a huge office / entertaining space.

So it is either a 1 bedroom or 2 bedroom depending how you want to use the space. The master bedroom is about 20x20 (aka HUGE) and it's got 3 closets. The office space / second bedroom is about 17x20.

The kitchen has new skylights and French doors that open up to a back deck.

There is a wrap around porch and a huge backyard (huge by Philly standards is probably about 20x15.)

The unit backs up to Fairmont park and the forbidden trail is not too far from me.

all utilities are included, the unit has a dishwasher and a brand new stove, the washer/dryer are shared with the other 2 units.

I have tons of digital pictures, so if you private message me here w/ your e-mail address, I'll send you pics.

Including all utils the rent is 1200/month.

Oh, and no smoking in the unit, chill on the deck or porch and smoke if you have to.

I'll consider folks w/ dogs, depends on the size.

I'd recomend an extra charge in security deposit for dog owners. my gf's roommate's cat likes to pee on the carpet. can you say new carpets?

Definitely, someone is looking at it now...I'm adding a bit to the rent for dogs, as I am expecting to have to put in new rugs once they leave.

Two things I will suggest,

First,
Get into the habit of arranging to have the carpet replaced every other tenant. You'll find that when somebody allergic to dogs or cats, no matter how thoroughly the carpet is cleaned, the allergies will kick in.
If you're having pets in the apartment, you're always going to have pets in, and you're not going to be able to switch back without replacing the carpet. So, rent an apartment with new carpet as no pets, then once the carpet's no longer new, rent the apartment as taking pets, then replace the carpet and back to no pets.

Second
One thing I've found is a big help is to have the lease end at 12:00 noon on the last day of the month. Then the next lease starts at 12:00 noon on the first day of the next month-

That way, you avoid the "high noon" problem of getting a pair of irate tenants standing in the rain at 12:00 noon like Dr Suess charecters arguing over who has to move. With a "buffer day" neither has a claim to the property- so they tend to be more cooperative.

Dude, once the weather breaks...I got a deck on the third floor that lets you see the skyline at night...all the way from manayunk!!
