The pricing seems to be about right, I'm sure the penthouse / corners will be awesome.
Sometimes we forget what an asset the river / water is. As long as I can remember, I wanted to have a beach front property or river view loft. |

Would you really consider living on VI even if the canal was moving? You have to put up truck traffic from the facility down the road, floods, and the smell. Its not worth the cash you're putting out. Don't get me wrong, people will buy into anything and their will be a certain group who will want to live there. How about your concern to address the parking issue in Yunk and the residents’ call for a Barnes & Noble and other stores? I don’t think you’ll ever get those things, because the developers just want to build what makes them a quick and large amount of cash. It seem like we are both going to be screwed over in the end. |

I would live on VI. Furthermore, I think buying at pre-construction prices on any Dranoff project is a solid investment.
There are 100s of thousands of sqfootage available in Philly, Bala and Conshy. Obviously, there is no need or want for offices on VI. I do not see the problem with putting residential there. (aside from the little floodway issue :what: |

Good questions pug
Well, I run down the tow path all the time, and maybe I am used to the "smell", but quite frankly, I don't smell anything. And, like I said before, the canal should be moving in a couple of years as it is the target for the next MDC project. Trucks hmmm, well, I have trucks go by me all the time now, school buses, SEPTA, etc... Don't see that much difference or annoyance there. Besides, the times that I would enjoy the area the most are the times the trucks don't run that much (night / weekends). Now, the big question - what about flooding. This is something that I think they will have to really convince buyers that they have an action plan. Carl Dranoff is not stupid, so, I'm sure that issue will be addressed. It is not the most ideal river view setting ( I76 ), but considering that river / water views in cities are extremely desireable, and that water views are rare, it will be a good investment. For the businesses, consider what that means - between the Watermill and VI condos a large and fairly wealthy population will now be spending money in Roxborough and Manayunk - so I think that is a very good thing. Besides all that, I think the biggest negative is going to be the bottleneck of traffic trying to access green / lane. All the development on Umbria combined with VI and Watermill will spell long wait lines, which are happening now and will probably get worse. I'm not for offices or stores on VI. I don't like to deal with sewage when high waters hit. Is this project going to be a solid investment? It sounds very fickle. How are those watermill condos selling? When the building is completed, both the watermill and VI condo can share a view of each other and the canal. |

Watermill is a terrible hack job. BridgeV isnt much better.
This Dranoff deal promises to be a really nice project. Have you seen their Camden building? Beautiful. They can do good work...and they seem to be on a roll (with Symphony House) The renderings I looked at were pretty nice. I will have more material in a few days.
