Is it not the educated consumer's buying power that drives the demand for these properties? I knew that there were going to be traffic congestion issues in the area when I purchased my home. I also knew that the area is hot and that more development would increase the traffic congestion. I don't mind because I really like my home and the area that we will raise our family.

If a buyer is concerned about the flooding, traffic or other issues, then he/she will not buy. If they are willing to take a chance, or the benefits outweigh the problems, then they will continue to buy. It's the consumer's risk.

Exactly!

In general, these people who can afford these properties are NOT stupid. They are generally highly educated individuals. If they choose to live in a "high risk" area, then so be it. They know the risks and potential consequences.

And where are they going to put those cars in a flood???? They going to park them up the hill in the streets that are already full?

And where are the residents going to go, the Four Seasons? Will Dranoff foot the bill? How's Roxborough High sound?

Car insurance doesn't cover flooding, oh well...
Maybe Drainoff could equip the condo owners anchors and inflatable water wings for their cars.

Developers do make more in a boom market, but they also weather difficult economic periods as well such as the late 80s.

Pug you seem to be against ANY development. Are growth and progress troubling issues for you as well? I'm not saying that all development is done well but the majority of builders are responsible citizens striving to put together great projects.
No, I'm not against all development, just concerned with the impact to our neighborhood, which also consists of other new developments. I know a few people who are new residents and are now happy wiht the over development of this any especially when it effect their quality of life.
