Default Venice Island Condos

Has anyone noticed the sales office on Main Street for the Venice Loft condos? I was wondering how much they're starting at??? And are they going to be where Carmella's was??

Yunkster probably knows more than I, but it is either the Dranoff (sp) place - right accross from the Watermill or it is the old Carmelo place. My guess is, that it is the place right accross the canal from the Watermill.

It is definately the Dranoff property. The sign in the window of the sales office on Main St. says something like "Carl Dranoff wants to talk to you about buying a condo."

Will it be extra for the view and the smell?

I see they have Bower Lewis Thrower as architect. Their initials evoke a Bacon, Lettuce & Tomato sandwich in my mind's eye. %-)

Dockside is another another BLT design, which I think is a fairly bold post-modern take on a nautical theme.

The 242-unit luxury apartment building located atop Pier 30 is the first ever to be built on the Delaware River at Penn's Landing.* The design projects a nautical theme and exterior motifs that are consistent with its location. The building’s structural technology is post-tensioned concrete core, columns and slabs.* Exterior construction materials at the apartment levels are primarily brick and EIFS face structural panels.

The three levels of garage provide parking for 370 cars and visually serve as a properly scaled base for the 13-floor apartment building above.* The gross area of the entire project is 592,000 on a 50,000 s.f. site for a floor area ratio of over 11.8.

Each of the studio, one, two, and three bedroom apartments offer 700 to 2000 feet of living space featuring elegant nine foot living room and bedroom ceilings, contemporary kitchens, beautifully detailed baths, oversized windows, and large outdoor terraces providing breathtaking water, bridge and cityscape views.* A state-of-the-art fitness facility, indoor swimming pool, sauna, and sun terraces also overlook the Delaware River.

I can't help but wondering if building condos on a low lying island in the middle of a river that tends to rise with any significant rainfall is really such a bright idea. I guess they build these things up on pilings of some sort so it is raised off the ground?

Maybe Yunkster can give us a little back history on the site. I know the neighborhood council opposed the development.

Ya, this seems weird to me. The local group opposes the development, people who know the river think building on the island is dangerous, but a well know developer is going to build a 1st class structure and sell units for top $$$. What gives?

We should have pricing today.

BLT does some nice renovation work (Left Bank), but their new work just seems blah to me.
