Default 4500 block Pechin

Decent block? Anyone live there, or close? Any crazy neighbors that I should know about?

Pechin is somewhat odd. a couple of the blocks look decent, others don't look that hot. Which street number are you looking at?

I actually do not know yet. The realtor will be getting the listing in a few weeks, and she doesnt want to give up the addy just yet.

I'm pretty sure that's right by my block (I'm on Green). Depends on which side of Green you're looking at. The northern/western side of Pechin is slightly run down. There's a hole in the wall bar, never been. One of the houses on the corner (of Green/Pechin) was taken over recently by L&I but they're rehabbing it, it's getting decent. There's someone who's been doing yardwork for months so the sidewalk by their house is a total mess. - it's all dirt and rubble.

On the other side of Green it's slightly better. There are a lot of dogs (I only know because I avoid that part of the block - my dog goes crazy). The VFW is on the corner of Pechin and Lyceum. The houses are bigger on the northern side of Pechin - the house that's on the corner of Green/Pechin (across the street from the L&I house) is big and has a backyard that extends relatively far. The southern side of the street is mostly row homes.

If you know the exact address I can scope it out for you. I can't think of any homes I've seen for sale off the top of my head.

Thanks for the reply. It hanst been listed yet, and thats why the realtor hanst given me the address. It should be listed in a few weeks, supposedly. I do know its on Pechin, between Leverington and Green lane.

better is relative. I'm not afraid to walk anywhere on Pechin. It's all relatively nice. the area where the shooting was is the only area you'll want to avoid that I know of. it's bounded by roxborough, terrace, and monastery. the interior blocks are where the problems are. roxborough is decent (probably cheap but the people are nice and its safe...you coudl force my place into sheriff's sale). everything else is good too. the 27 runs down lyceum to manayunk and then east to ridge (best way to cc). I find up the hill preferrable to down the hill.

Pechin is a pretty good street, end to end. I don't think there are many houses in the 4500 block. That's where the Salvation Army is. Most of the other houses face on the side streets. There's a cute, but run down row of tiny homes (or apartments) on Krams at Pechin. There's always a lot of trash on Pechin at the back entrance.

The problem (shooting) area is around Common Ground, between Manayunk and Terrace and Roxborough and Monastery. Although most of the people in that area are fine, upstanding residents.

Thanks for the replies. I drove by there last night, and didnt like that block at all. I did talk to a few locals..that was fun haha.
