Question cable- landlord vs. tenant responsibility

Any thoughts on this appreciated.
I just bought a house that is cable ready but has no jacks in the upstairs bedrooms. Tenants want to have access to cable tv in each room (3).
Any thoughts on responsibility for putting these in? I'd love to hear what kind of access other people have- just in one room?
every room?

It wouldn't be your responsibility unless you advertised that these rooms were cable-ready. Depending on the language of your lease, the tenant would likely need your permission to make any alterations and would be responsible for any damage associated with the install.

You have to check the language of the lease. However, it sounds like you want a cable jack in all three bedrooms! In my opinion, a fair reading of "cable ready" means a cable jack in the living room.

I think that the Landlord should have to eat the cost of the installation. The cable jacks are an investment into the house and the tenants will never see profit from that.

If you didn't advertise all of those extra cable jacks, you aren't responsible to provide them now, assuming these are current tenants. Maybe you could work out a deal to split the cost or give them some break on rent to make up for the fact that they're "improving" your property. I never expected more than one cable jack in a home when I was a renter. Didn't they look at the property before renting? It's not your obligation to do this for them . . . but, as I said, maybe you could work out a deal. If this is a vacant property and you're still looking for tenants and think this would be a selling point, then that's different; that would be up to you.

The tenants improving the property means that they get the benefit of it while they rent, therefore your statement is incorrect. The profit they see is the cable television in their bedrooms. That is a plus if they don't want to have to watch in the living room.

Won't Comcast install cable in any room you want? Let the tenants pay for it, if they want cable in the bedrooms. They usually just run the cable through a window and tack it to the baseboards in older homes (its not like they hide it in the walls and install a neat wall jack). Comcast may even do the installation for free. I don't have cable, but when I had Dish Network installed I got a deal that included free installation in 2 rooms.

If you let the cable co set up cable they may run the lines up your stairs, around your door jams, or thru your windows. You will have no real say as to where they put it or how. Cable for viewing is a luxury not a necessity but Cable for work or school is a necessity - Depends on what kind of Landlord you wish to be. Last time I checked the cable co ran the wire for free. Had that changed? I have the dish.
