Default Places to rent in Man/Rox/EFalls in August

Hello everyone, I need a bit of advice/knowledge with moving to the Philly area in August. I am 29 y/o and starting grad school at Drexel in the fall and I am looking to move my wife and 9yr old black lab to rent in Man/Rox/EFalls area in the beginning of August. I live in York, PA now, but am l looking now. Does anyone have some info/connections to property owners that we could rent from on a $700-$900 budget?? Thank you very much!

~ Jay

Would that include heat and hot water? If so, you won't find anything accept places that are a little dumpy.

Just keep an eye on craigslist... there are some gems here and there. It is tough with a dog though.

Hi Jay,

I am a first year at Drexel right now and there are 2 bedroom apartments (the 2nd bedroom is small but would work for a child, office, etc) across the street from the school for $850 a month but that does not include utilities. They do allow dogs for a one-time fee. The complex is called Carlton Park. Good luck.

Default Carlton Park Pros & Cons

I moved from Carlton Park in 2003 and would like to say this:
Pros: your lab will love the location. Green grass, trees and squirrels right outside your windows on three sides of most units. (Cross breeze can save you AC dollars in the early summer.) Walk/Run down to Kelly Drive river path or up Wisahickon Ave to Forbidden Drive trail for hours of recreation for man and beast alike.
Quick walk down to the R8 train line to reach Drexel main campus and Center City. Plenty of other Drexel Med and Philadelphia U students as neighbors.
Cons: Weak management company with an owner who hates spending a single penny on the place. Issues I dealt with while there: fleas, roaches, mice, leaking roof in my apartment and my garage. Water and gas are metered and billed out by the management and I had 3 times when utilities check was cashed but payment was not applied to my bill. Each time I had to go through the hassle of presenting copies of cancelled checks.
East Falls is the place to be if you like green space. Good luck with your apartment hunting.

I have a large one bedroom apartment with a large private deck available 31st July at 3694 Calumet St. one block from the East Falls train station for $825 per month. It is dog friendly. There will be more, but my tenants need to give me 60 days notice, and it is not yet 60 days from August; these people were just being considerate - I literally just now got their note.

Hey Billy Ross, that's great news! I believe that's in East Falls, correct? I'd be interested in checking out your property at 3694 Calumet St. if that's alright with you? I live in York, PA now, but I am more than willing to come down and check it out any weekend that works for you. I look forward to hearing from you. Thanks, Jay

Have you looked into the Upper Roxborough area? There are apartments near Andorra shopping center called Summit Park. That is in the price range you are looking for and Summit Park allows you to have dogs. Summit Park also comes with all utilities included, and there is a fitness center and bar and grillincluded in the rent as well.

If you want to venture out, you are located within 15-20 minute drive of Center City, Main Street, King of Prussia, Conshohocken, and Plymouth Meeting. There is Wissahickon Creek if you want to take a scenic walk through the park or a bike ride. You are on the border of the suburbs and can literally walk out of Philly if you want.

If you decide to move to Manayunk and you own a car please bring your own parking space you might need it. Or bring a really good sense of humor.
