Default nob hill

anyone know anything about the nob hill condos in manayunk?
is that a good area?

Ugly as hell, (in my opinion). Look like cheap apartment/hotels that belong in Wildwood circa 1993. Some have nice views of river/town, and they face nice new townhomes going up across the street.

The blocks around it though look a little sketchy - big "sofa on the porch" crowd. I doubt you'd be throwing many block parties.

are you serious? i thought it was a good area. i was thinking about buying a unit. is it worth the $1100/month i''ll probably being paying.
what are the average homes going for in that area.

I can't speak to the safety of the neighborhood. I'm just telling you that as I drove out of the development last Wednesday (we were looking at NobHill and Towhnhouses on the Wall) that Fleming Street looked pretty dumpy and I didn't feel like I was in Manayunk anymore but more like Roxborough. I can't tell you if $1100 a month is a good price - maybe you'll like the style of the condos. Frankly, that far up the hill, I'd think you can get more sf in a single family for a similar price and you won't have the condo fees.

I'm afraid you are incorrect sir. Fleming St feels decidedly more like manayunk than roxborough. it's a crowded little street with lots of rows as opposed to roxborough which is full of singles and duplexes. the are is fine. maybe not wealthy but if you are not living across from the common ground I wouldn't worry about it. $1100/mo is a good price for a new townhome.

Nob hill is in Roxborough and not manayunk. The area code determine Manayunk 19127, Roxborough 19128, the neighborhood.

I think its one of the worst condo opportunities in Philly. Very few units have a good view, and that front porch area is just terrible.

I don't think it's in a bad area at all. My first place in the area a couple years ago was at Manayunk & Lyceum, and right now, I only moved a block away. I love this section of the hill. At least it's ON the hill, so when it snows, you can take Ridge and avoid having to go up it.

It's not a 'couch on the porch' type of neighborhood right here, either. There are many nice houses on the wall and on the side streets and one block over on Green Lane. Very close to Manayunk station, and Mason's is within walking distance, and so is either the Ridge or Main St. Nob Hill sits right in the middle. I looked at them when the first row was built, and I don't think they resemble anything Wildwoodish in the slightest. I think they're very attractive.

And everyone will disagree if it's in Manyunk or Roxborough b/c it lies in the gray area that everyone argues about. Some people think Manayunk stops at Silverwood and others at Manayunk Ave. I prefer the latter.
