Chief, your tabulation of the diamond states denizens was cataclysmicly askew. Delaware's population is a mere 750,000. Perhaps South Jersey would have been a better precedent.

i think with the way that suburban municipalities are turning away developers and the way philly government is making it easy for the "pay to play" developers, philly will begin to grow again by 2020 or 2030. phoenix will definitely take our number 5 spot, but by the time they run out of water in 2050, they're f*cked.

In the next 20 years Philadephia will be passed by Phoenix,San Diego, San Antonio and Dallas. That is inevitable. I believe it was Chief who stated the importance should be placed on quality and not quantity, he's absolutely correct. Philadelphia's poverty level is at 26%, one of the highest rates in the country. What is the benefit of having 3 million people in your city if 800,000 can't feed themselves and give their children adequate shelter.

26% poverty level? Yikes! I never realize it is that high.
And, IMO, I believe 2 million is more like it...MAYBE. There's a lot of new construction in the center city area, so there must be a demand for housing there. However, business tax and city wage tax will deter people/businesses from moving into the city. |

Funny post. I am a wordsmith not a mathematician. I must have counted the dead bodies from the Scarfo years in my computations. Chicago and Houston have more people then Philly and I think you can pretty much see everything in those cities within 2 days(barring sporting events). As a former concierge I can tell you that people visiting Philly for an entire week left without doing everything on the itinerary I would make for them. I do not prescribe to the theory that all Southwestern cities that will soon pass Philly have no culture or sense of community. I find the suggestion ignorant and in some ways bigoted. The loss of a middle-class is something I have suggested will hurt Philadelphia as the tax base will shift dramatically. That problem needs to be addressed. Bringing in more people who are uberwealthy or slovenly poor will only bump up the population. It will not improve the city as a whole. Again, quality not quantity.
