Default Hot water heater issues

Ok....Im an avid DIY guy....ive been remodeling my kitchen etc....so replacing the hot water heater myself shouldnt be much of an issue.

Has anyone ever had to replace just the gas regulator on the side of the heater? You know the one with the pilot/temp adjust. Mine has a small leak underneath and only leaks when the heater is running...Im having a hard time finding a replacement unit and the heater was made in 1991. The leak is around the line that feeds the burner and is a compression fitting so maybe tightening it would fix the leak.

Also has anyone ever replaced the anode? I know for a fact that this heater has never had its anode replaced so it is most likely time.

It seems to me that replacing the heater is more reasonable then replacing the regulator and anode.

Agreed?

Yes, replacing the tank is your best bet.

more than likely the leak is due to rust where the fitting goes in and tightening might make it worse.

I see tanks not as old as yours on a regular basis,go due to rust

Almost any of the repairs you mention are almost as much work as replacing the entire unit. Given the age, it's likely you've have to replace the whole thing in a couple years anyways. So do it now.

BTW, how did the gas pipe thing work out?

Oh damn I forgot

It worked like a charm....I had a 2' and a 3' section of 3/4" black pipe, a 90 and a few couplers plus the valve...worked great! All I had to do was buy a 1 1/4" bit....all I had was a 1" and that would have been pushing it with the pipes OD. I might need to add a small nipple if the valve dosent clear the drywall but it looks like it will.

As far as the heater goes....I hear ya! I might as well replace it just to avoid any future issues. Its a 30 gal but I might go for a 40 just for kicks!

Rust? Its a gas fitting...I dont see any silly rust

Replacing it will also let me put two inline ball valves for the in/out....there is already one on the inlet (poorly solderer I might add) but you can never have enough valves .

You can never have too much hot water. Good luck, and Merry Christmas.

If I were to continue to live where I am for another 4 years I would replace the tank heater with a tankless one.

They have really matured and are a much better option.

Course I have hot water on the brain right now. For 5 nights in a row I slept in the bathtub. I have a two person soaking tub and there never seems to be enough hot water even with our 40 gallon model, insulated pipes and the temp. turned up all the way.

There are some things in that you just don't want to worry about. Having hot water on tap is one of them.

gawd, I'm going to miss this house
