Default Rag Flats

Anybody check these out yet? We went by the open house. Kind of scary, really.

For one, it was an OPEN HOUSE. As in advertised. In the papers. Come and see. And yet, they were still doing work when I arrived. Basic work, like painting. And it looked like a group of friends were doing the work. Hmm.

For two, the quality was suspect. On the Open House unit (going price $499k, for those crazy enough to pay that kind of money), the entrance step had already fallen off. It's supposed to look cool and industrial but half (one of two) of the metal steps was on the ground when we arrived. The floors in the main bedroom were not flush. The edging was crooked, as if they had all stopped whenever. The closet doors did not open and close smoothly at all, despite the apparently staged friends oohing and ahhing over the "quality of the doors." Rooms looked hurried, not finished at all, and what was finished looked very amateurish. The new plantings outside (mostly bamboo) had already died. Considering that bamboo is invasive and grows almost anywhere and it has not been a particularly dry spring, one wonders.

Again, this wasn't on a surprise visit, it was on an open house visit. We wanted to like these units. They were very different and modern in appearance - my husband was all about the solar bits and we had heard that they were cool. But my husband hated the roofdeck, thought it looked shoddy, the caps on the banisters were offcenter and not finished. That was the story again and again. We ran through the rest of the home, since it was really thrown together and not finished. It seemed like it was put together from a small time contractor who hired friends in order to turn some properties quickly in a hot market.

It boggles the mind that there are folks who are willing to spend nearly half a million dollars on throw together work because it's "concept" and in a trendy neighborhood.

Apparently the architectural firm behind Rag Flats, Onion Flats, is part of a nascent movement called design-build. There's a Daily News article about them linked from the site, but I can't provide a direct link to the pdf file, as their whole website is done in flash.

Website seems cool enough. I will have to check them out. Besides, I've never been to fishtown. I need someone to give me the grand tour.

The concept is really cool - all very energy efficient, "green" construction. I just think the execution was really lacking.

I've been through these (one finished house and a townhouse in construction) and have to say I was really impressed. They've been working on these units steadily for 2 years with a team of contractors and designers and have done a few other projects throughout Northern Liberties, one in Old City...they just put in the bamboo last week--so it could be that it just hasn't taken off yet rather than it has died. Three of six have sold, I believe. Personally, I'm an old victorian lover but I could appreciate them. Most builders and designers are building suburban structures in the city--these truly are urban. The parking is not just a first floor garage--the lighting was all custom made.

No, I went through a broker's open house about a week and a half ago...we only went through 2--2 were occupied as private residences, 1 wasn't complete. One was a townhouse (that sits on Berks) and the other was the realtor's house (he owns it and lives there).

I escaped. Sorry if I slight anyone, but you can keep Fishtown, I used to know people who lived there back in the 80 ‘s and they got out.
