Wink Abandoned Building @ 5th and Master

Hi...new to this board. Anyone know anything about the abandoned enormous bldg. @ 5th and Master? I live near this monstrasity and want it to come to life...

It's been discussed on this board before. I believe I saw "Silica" painted on the fence? From what I hear they are an out of town developer.

i also saw "AIDS" graffed on it on the 2nd story.

a few years ago i went in there when they where clearing it out. i bought some pallet shelving from the Ukrainian guy. he said they paid 1MILL and where going to be developing it. that seemed to work out for them. maybe they could develop it into artist studios and charge a dollar per square foot!

As I recall the developers could not get local zoning approval from the Neighborhood Assoc. as they had put some insane demands upon the developer. Ie, they wanted a new park built, a community association building with a pool, etc etc etc.... The developer said "your nuts, that's the local and city governments job to build those" and that was pretty much it. I do not think Silica owns this but maybe they do, if so they are local... Front and Girard is where their offices are located. Don't know what anyone was thinking buying that with the intent to rehab tho, the market will not bear the costs in that location...

City records say it is owned by liberty property trusts, but i'm pretty sure Silica has development rights. The project was hammered through the zoning board by city council, so neighborhood opposition was overruled in this case. Silica has been sitting on a number of properties in the area, but they seem to get around to things eventually. this is obviously the most ambitious reno in the area, and it has changed hands a few times before, so god knows when/if it will ever come about.

It was on fire a two weeks ago, so that's always a good sign.

Wow, I live so close and had no idea it was on fire. I said to my husband, if we win the power ball Id love to buy and rehab that place. It has such enormous potential...I also heard last year that a guy that was working on it died from a bad fall inside. Hmmm...if that thing could be fixed my property value would sky rocket...

They'll probably wait til Bart is in motion at 2nd and Girard and the 2nd and Thompson project is done too.

Is the 5th and CBMoore project moving forward? The green one by the guy who posts here? That would help get this one up and running.

I know it was approved, so it is presumably going ahead. The property just south of there, the pallet company, sold to a developer that wants to put in condos as well. This was pretty widely publicized because it means the end of the graffiti wall there thats open to the public.

That is the same project that 'Talking Mule' is mentioning (the Green one). To my knowledge units will start in the low $200K's at 5th & Master.
