and the new mid rise buildings fits? some people have to spacial thinking capabilities. you havnt even seen any planes yet and you are not giving it a chance?

it is all about the design of the building. i am for this size building. i like what avenue north has done for broad and cecil b.

I am only against it if it messes up parking. I don't think it will fit, but I am not against them building it there.

And I have seen plenty of planes in the neighborhood

Damn it..why can every other tier 1 city in the world place parking in their residential towers UNDERGROUND? But nooo not philly...the lack of foresight and oversight is maddening and sad..when will we get it...of course it makes it easier and cheaper for the developer and he doesn't care about the blending and aesthetics of th area in the longterm...dont let them get away with it!

Well with this one, underground parking isn't exactly a goo0d idea. Not with the ground being a toxic waste dump and all.

Seems this new plan will block my view of downtown when standing on Girard ave, it's a lovely view. Oh well I knew it wasn't going to be there forever..lol

i dont live in northern liberties (i reside in the dregs of fishtown) but...when picturing this site, i picture something like the fresh grocer in west philly down near 40th and walnut...and i think, if done right, this sort of market with parking could totally fit in the area

i know i'd use it

wouldn't excavating the ground be a good idea? you could take the dirt away and have it "cleaned" somewhere (i think it usually involves exposure to the air). or is it that noxious gases would leach into underground basement/parking area? just curious...

I think there are concerns about even fooling around with contaminated soil...all the dust, runoff, etc. Plus, depending on the contamination, remediation can be very exprensive. I can understand why they would rather let sleeping dogs lie.

How tall is Avenue North? Is the Edge building the tallest...that's 12 - 14 stories? That's more inline with what I'd picture in NorLibs...

I haven't analyzed their plans in-depth but I would assume...

1) There will be some excavation -- it's probably quite neccessary to build what they're building, and they 're probably placing some building systems underground.

2) Why the heck would one say the ground where a brewery once stood is a "toxic waste dump"?? The place has been a food producing site for.. how many years? What would they have possibly dumped on-ground that would have been toxic? We're not talking about a metal refinery, chroming place, or auto maintenance place here... I assume the site had typical lead paint, asbestos, and maybe a little bit of pcbs from electrical equipment which was probably quite contained. Maybe a little bit of oil and cleaning products from machine maintenance.. but nothing majorly worrisome or difficult to deal with. I would also assume they dealt with this stuff before demolition, and that they've already had environmental studies done.

3) Why wouldn't *I* put parking underground? C'mon... in a post-9/11 world.. would you put parking underground in a tower development?

yup... you've seen it where the lands valuable enough to merit it's construction and yet still turn a profit.
