More lights then ever are on at night and the listings on realtor.com have dwindled to just a few, mostly at the very high end, price wise.
It might be that owners and investors have worked through their excess inventory, finally. I'm still not a huge fan of these buildings. I don't like the pink hue of the concrete on the south and north sides and the elevator shafts are unfinished (they were supposed to be clad in a shaped metal), but otherwise, they're not the worst thing going. The public amenities seem quite nice. I just wish there was waterfront access from outside the "gates".

Last I heard, plans are back on for at least four (4) towers, possibly back to five (5) again.
There is a public access walkway at the north (upriver) end of the site. Trump Tower project is underway as well. They received their House Bill for riparian rights and the project is a go. I know one owner who bought both penthouse units in one of the first two buildings. Also, Marvin Harrison, who owns a substantial amount of real estate in the Philadelphia region, owns at least one unit. I am looking to buy but I have some questions.
Does anyone have an estimate as the percentage of owner-occupied units, empty units, or renters? The electric clothes dryers are ventless. Does the kitchen and bathrooms have vents? What percentage (if any) of the monthly maintance fee is allocated to reserves? |
