Default 444 N. 4th Lofts Opinions

Hello,

I'm interested in opinions about renting in 444 N. 4th Lofts. I checked them out yesterday and they seemed pretty great, but I'm unsure about that location. It seems like it could feel pretty desolate at night (I went back and walked around at about 7pm). Would most people feel safe walking a dog by themselves there at 10 or 11pm? What about walking home under the vine street expressway at that time?

I'm new the Philly area and just trying to get a handle on what this area is like?

The location is perfect since I'll need to get to Market East on a daily basis and my partner to Jefferson, but I'm not sure if it is too much in transition.

I was checking those places out too. Too bad it's gonna be a work zone for a while or it would be more appealing. As for the safety later in the evening, I'm getting mixed reviews on that. Some say no worries, some say not so much.

yeah, i'm getting pretty much the same response. my hunch is that it would be fine, but i still think that it is just a little too desolate for me. and the fact that the building probably won't be inhabitated fully for a while (we wanted to move in august 1) is also not very appealing.

more and more stuff is opening right there and i'm sure i'll be kicking myself for not taking the place, but i think we are going to pass and either go more into the heart of northern liberties or try bella vista/queen village.

i thought the apartments themselves were pretty incredible and i got a great feeling from the building manager and the people showing them, but in the end, i don't want to live among parking lots and office buildings, and constantly be walking under the vine expressway.

If you really like the units at 444 you should check out 2200 Arch street. Similar building, same developers, probably more than half occupied now, and more "in the middle of it".

are these rentals, or are they condos/lofts for buying? or are both those buildings mixed properties (rentals and condos)?

the Arch St location sounds nice, if the price is along the same range too.

It's desolate at night, but I don't consider it dangerous. It's in a no-man's land between Northern Liberties and Old City. Tiki Bob's and the bar next to it are close to 444 (on 3rd), which may be good or bad depending on your taste (or lack thereof ). There are plenty of people walking dogs in the small park/green area on the south side of Vine St. Expressway. 4th is fully developed up to the expressway, so it's pretty safe. There's even a busy BYOB at the corner of 4th/Wood St.

2200 Arch is a completely different neighborhood on the other side of the city, and you should note that Tim K works for the developer.

Although based on the location of your and your SO's job, I would be looking in Washtington West neighborhood.

That is true, the company I work for is a partner in 444. I didn't comment on the neighborhood or the safety as that would be inappropriate for me to do. The only reason I suggested 2200 Arch is because the building and units are VERY similar, yet the location is more central as the OP was concerned with the lack of development around 444 but expressed interest in the building.

Also, for those asking about rent/buy.... units in 444 N 4th street are now available for rent. 1 Bdr and 2bdr on 3rd and 4th floors.

I don't think you'll regret your decision at all. it's unlikely to change much in teh near future where as NL seems to be filling in quickly these days (when the hell did cacia's open on north second st?) and bella vista is a great neighborhood walkable to most everything. Lofts 640 are very nice rentals but it is at least abutted (heh heh) by a burgeoning neighborhood. can we assume they are available to rent because of the soft condo market? I'd imagine there are far better locations to buy on the market right now.

So you guys went from condos for sale to rentals? Didn't have enough pre-sales?

The lofts are for sale and doing well, but there are a handful of investor units available for rent.
