Default Anyone from the Kensington Area?

Found some houses for dirt cheap that will need some rehabbing done. I drove through Allegheny/Frankford Ave where these seems to be a lot of Latinos. I drove through it and while it's not my ideal place to live, i understand people needed houses. Are there plans to rebuild this neighborhood such as that of East Falls and South philly?

You mean public housing? It's my impression that the latino pop. up there largely owns their own homes. Could be wrong. Feels like the neighborhood is out in the wilderness though.

There's a big difference in that area depending on whether you're east or west of the El. The intersection of Allegheny and Frankford is actually in Port Richmond and not Kensington. You have to go either south or west to be in any neighborhood with the word "Kensington" in its name.

Kensington east of the El is pretty run down but not incredibly dangerous. I know people who own a house just north of Lehigh and west of the El, in West Kensington (yes, most people in that area own their homes, even though it's a pretty poor neighorhood, since homes are so cheap) and they've seen plenty of people get beaten up right out on the sidewalk in front of their house. There was also a crack house on their block until the door got cemented over after a couple people were murdered in it.

So I'd consider buying east of the El, and the farther east the better at the moment. West of the El, I'd go down as close to Girard Ave as possible before I'd consider it, unless you want to take your chances with some of the still fairly nice, but somewhat dubious, areas north of Erie Ave.

Hmm ... you're correct, as I was driving towards Allegheny and Frankford I saw signs reading "Port Richmond." The neighborhood looked much better than were I was.

Anyways, the properties in question are around Cambria, G Street, and Amber Street. I see A LOT of houses boarded up and I'm not sure if I want to touch them. I probably wont be able to sell for much profit and renting them out would only be a headache!

Default Kensington

Its no secret that Kensington is the quintessential crazy 19th cent. industrial boomtown turned modern day rust belt wasteland. That being said it is not without a certain charm (if you like the whole decaying brick factory Gotham City thing). Kensington staked all its chips on heavy industry and heavy industry went to China, South Korea, and Vietnam. Kensington is famous for heroin, prostition and proof positive that dirt poor urban white people can be just as crazy and ignorant as those of other skin tones (if there ever was a question). That being said there is actually starting to be quite a lot of artists and creative folks quietly setting up shop in and around "historic" Kensington though more than few of them prefer to say they live in upper Fishtown, JuNoGI and other such nonsense terms. You know about the icehouse factory and gallery project, right? And of course there is the Yards Brewery who outgrew their Manayunk digs and bought a beautiful huge old 1830's era brewery
that they are slowly rehabbing/expanding into right off of Frankford and York. You are not crazy to look that area at all but you should really, really be comfortable as a "tough" urban pioneer type to even consider it. Gentrification in Kensington would mean moving to something that resembles the standards of developed world not Philly's answer to a 3rd World shantytown so don't expect sidewlak seating cafes anytime sooner than say 2050 or something.
