Default Cecil B and Front - new loft building?

Blair St to be exact, between Frankford and Front. Nice candidate for loft conversion, and it seems like there is some work going on. Whats the word?

The building was for sale for some time (privately) but was really overpriced: it has alot of structural issues, some environmental clean-up (from what I heard), etc. Finally...leave it to some trusty NY'ers to come down and overpay. They are working there slowly but surely. Did I mention this thing is up against the El and is really.....really loud. I would bet we will see a for sale sign on the building with some crazy number attached to it by next year when the current owner realizes what they are in for.

WR Liberty has the listings....they start in the low $200K's I believe. I couldn't imagine haow bad the noise is in there from the El. We have a renal property on that block of Oxford Street and it is LOUD when the train goes past.......CREI's building in the OC (Nouveau?) has sound proofed windows and I hear (never in it myself, but I hear) it is still loud inside....can't imagine what this building is like.

I sold a house under the el and the noise wasn't that bad. The house was empty and it still wasn't that noisy. I imagine with furniture, curtains, clothing in closets it has to be relatively a quiet neighbor with new windows, insulation...

Im my experiences, lofts are just noisy. (b/c they were not built to be homes..they probably cut out any sounds deadening or whatever) A loft on the EL could be very noisy...if the building is anything like typical loft buildings.

I like that immediate area. There are a few loft candiates around there that should be converted.

1- great location- 2 blocks from an el stop to cc (nevermind that its berks).
2- old buildings have thick walls that muffle sound well. its the walls between units that are problematic. remember, old city 205 was going to be a few feet from patco/BFB, and so many units already are.
4- layouts are great considering the light they will get. (its the light, stupid)

some urban pioneers are going to get a great deal and some NYrs are going to get a great $ return.

I guess you get used to it too. I used to live a block from the FDR Drive in NYC and it kept me awake at first, for about a month. The house under the el sounds like an old Woody Allen movie though.

my friend ownes that cute little fire house at the corner of front and cecil b. he does not seem to mind. he was offered 750K last year when they bought that building for 1.5 MILL. yo malloy if you really want to buy a warehouse/loft you really need to get in BEFORE people strart asking too much meaning when it looks likes sh!t and you couldnt imagine anyone living there withought getting shot at.
