I think there were some lawsuits years ago over businesses passing off TREND information as their own, and there's already hard feelings about some sites that present a long inventory of "our listings" which are really other agent's listings available through the MLS. That would be kinda like finding out that Le Bec Fin was ordering takout chicken from KFC and adding a truffle sauce but still charging their full price.


Individual home assessments and sales data are available through the tax assessor's site at phila.gov, however the assessor's office Hall really has fought against making public tax assessment data available to the public, and while they provide it, they seems determined to make it as cumbersome as possible, so you have to search house by house if I recall.

The assessor's office and hallwatch.org have a running battle about the Assessor's office making it hard to find information, so hallwatch.org has a better copy of the information. But both of these sources are basically one-house-at-a-time, and while they include recent sales, I don't think there's a way to search for them.

The Planning commission produces general overviews of home values for large areas, but they're compiled at least 2 years after the fact.

U-Penn has census data with home sale prices and changes down to fine grain, but again, those are after-the-fact numbers.

I thought East Albert Street was Port Richmond, and that is not a bad neighborhood, what are the cross streets there?

It all depends who you're talking to, because there's no legal boundaries.

Heck, the original northern boundary was Norris Street... and I don't mean the original northern boundary of Fishtown. I mean the original northern boundary of Kensington. If you were below Norris you were in Kensington. If you were above Norris, you were in Richmond.

These things change over the years, and are much debated. Currently the FNA recruits members all the way up to Lehigh St (in St Anne's). I know folks above York St who insist they are in Fishtown, and others who get offended if their area is referred to as Fishtown.

However, I don't know how often the data is updated.

On a good day . . . but unfortunately, Ed gets his stuff later than that.

On the other hand, BRT would have never published their stuff if Ed hadn't done it first. Long live Hallwatch.
